Kam Lashgari prepared an appraisal for my home that was so outlandish I must explain.
Now for starters I didn’t hire him, he was assigned. And when I shared the results with some of the top real estate agents in the area and they were all shocked! He valued the property 300k less than Zillow’s zestimate first of all. But also used comps from a home that hadn’t been sold yet. And also pulled a comp from a condo, which was 1/3rd the square footage.
He claimed nearly 150k depreciation in only 2 years time without any supporting evidence or explanation. Especially odd as everything else around it is appreciating.
2 other comps were pulled from early 2020 (over a year ago) which is legal but not ethical when you have more similar options by size style or location and more recently time sold.
I pulled over 25 more similar comparisons in my own research that were better representations to this property that were ignored in his search.
I emailed several times asking for a reconsideration and or even an explanation but in over 3 weeks he hasn’t even opened the email.
I would highly advise against working with “california regency realty”. Especially when you consider why the owner / agent would need to be doing appraisals on the side. They must not be doing too well. And clearly shows in how errant and negligible this information was produced there is a lack of general care. It severely impacted my timeline and has interfered with my chances of refinancing. When one is willing to mess with others livelihood it’s a question of morals.
So I ask you. Why would you want to work with a company or individual that has no issue with misrepresenting their work and causing complications for others due to their lack of integrity? Even as represented in their website where they seemingly have lost the domain to the Chinese. I don’t mean this as derogatory —Caregencyrealty.com is literally just a bunch of gambling links in Chinese. Yikes.
