One of the worse management in siena villas i apply for a apartment it take two weeks but they cant help me for every day they ask new documents which i already submitted and this apartments is zero star specifically the leasing manager miss mariana cox she has very weak management she is not problem solver never recommend any one to this apartment

Very bad management, do not waste your money and time. They take money order before starting the process and refuse to communicate and deny application without letting feature tenants complete the application.

Waste of time and money. Management is not professional. They ask for all sorts of fees, stop communicating with applicants after they receive the payment, then deny the application without allowing chance to show more income. The income has to be 3 times the rent while other communities in Elk Grove ask for income to be 2 1/2 the rent. The co-signer should make 6 times the rent and maintain at least $60,000 in their savings. They do not provide any appropriate level of customer service.

This review is about Siena Villas managed by FPI in Elk Grove CA on 4/2021. We have since left this apartment. I suggest reading their Yelp reviews. I wrote more details there. About two months before we moved out, there was a small leak in the ceiling. I sent in a maintenance request. No one called or came by to fix it. By the third day it began to leak in the entire living room and by morning it was dripping everywhere like rainfall. I have video but this app wont allow you to post it. It nearly destroyed my TV and PC. We called the 24/7 maintenance line and no one picked up and there wasnt even a messaging system. We literally had no option but to wait until the morning when the leasing office opens. Mirna, the leasing agent, was nearly 15 minutes late according to their office hours posted on the front door. We told her what was happening and she met us at the apartment. She called her manager and they finally got maintenance over to fix it. While waiting, Mirna said that our room (in a 1bdrm) was still habitable. I was dumbfounded and retorted that a judge would disagree. They are low people. We had to stay in a hotel until the next day because it was Sunday and no one was available to fix it. It was fixed but the amount of water damage to the ceiling and floor would require a ton of work to prevent molding. I am 99% they did not fix it because it was occupied shortly after we left and they put the unit up as available before we even moved out. The amount of cutting, plastering, and replacing damaged wood, ceiling, and floor would require way more time and work than what they did to it. I assume they only painted it and replaced the carpet. Also, they charged us nearly $500 from our original deposit of $1800. Besides the typical cleaning fees, they claimed that our carpet was stained and that cigarette smoke required some kind of deodorizer that cost over $200. First, no one in my apartment ever smoked cigarettes, ever. Secondly, the carpet was stained and old when I first moved in 4 years ago. It is a decades old carpet. Finally, everyone who moved out in the past year has had the carpet replaced due to its age. They replaced our carpet yet charged us a cleaning fee. That means their carpet cleaning invoice is fraudulent. I will never associate myself with anything that is FPI management. They are scum lords who take from you whatever they can and do so while smiling. Its disgusting. Check to see who manages your apartment complex before you move in and if its FPI, youve been warned.
