    I rented through AZ Rental Homes for a few years and overall enjoyed my experience. I thought the home was in a nice location and if I had issues typically I’d work directly with Adam who helped get someone out for the maintenance. Adam was always professional but friendly any time I reached out. As with any rental, there will be a couple of challenges here and there. When I first looked at the house, the ad said it had a grass backyard, but in my onsite visit i saw it was just dirt. Adam arranged to have rock filled in before I moved in, providing a quick and acceptable solution. I did have an AC issue about a year in, which took about a month to resolve. I had called it in and the woman I spoke with said they’d put in a ticket, but that it was still working it wasn’t the maintenance team’s highest priority. I had to follow up a few times as no-one came out and the inside temps kept rising even though the system would run non-stop. It eventually was resolved with the unit getting replaced a few weeks after I reached out to Adam directly. Overall, I enjoyed the rental experience. Adam was flexible with my move in and move out needs and helped make communication easy.

    Rented condo August 2020. First day had major plumbing issue. Ceiling collapsed when we ran upstairs bath. Someone came out to fix it by replacing a shower head. Made no sense but whatever. Proceeded to use the bath upstairs. December 2020 same issue but worse flooding this time. The water had obviously been collecting above the ceiling for months. Reported to AZ rental homes through tenant portal, by text and email and we have been ignored completely. We can’t use the upstairs bath at all and now they’re about to show the unit to try to rent it to some other unsuspecting person. Can’t wait to get out of here!

    I called before applying for a rental to see how many applicants were ahead of me. I was told none, and they processed them on a 1st come, 1st serve basis. After spending an hour filling out there archaic application form & sending in all my documentation, I called the next day to verify they received it and confirm I was the 1st applicant. I was told some came in AFTER ME but it appeared they had everything they needed. Well I guess Friday while I was at work someone tried to call me to ask if it was okay to run my application BUT LEFT NO MESSAGE AT ALL. When I called today they claimed to have called each applicant MULTIPLE TIMES to get permission to run the apps against each other. 1st off they called 1 time. 2nd if I paid the fee & confirmed I was the 1st one, why would you need permission. 3rd CLEARLY it wasn't 1st come 1st serve if you were running them against each other and not in the order they were received. That is fraud. I will be disputing the charges as I have my emails sent to them and my phone records. I also have 2 people who heard the conversation about me being the 1st one and how they process apps on 1st come, 1st serve basis. Having already wasted $700 already on rental apps we learned what to ask to so we weren't "going against" 20 applicants. They flat out lied.

    Adam, Lizette and Janine if still associated with this property management company, should be ashamed if you are still around...Not much has changed...maybe a couple of people had a positive experience but the hundreds that did not...regardless, DO NOT USE THIS COMPANY. If you are in one of their properties, (I feel bad for you) when you exit, do a walk-thru with them, DO NOT let them do the walk thru without you.. By law, they have to do it with you unless you choose not to or neglect to so make sure you get in writing the day and time when you can meet for a walk thru. They have a form for that and if you don't follow through, they will because they will take matters in their own hands to ensure that they keep your deposit.. Don't wait until the last minute or they will "jack" you. Dont call and do it by phone..only in writing when you give your 30 day notice or 10 days before you leave. They will not commit to anything, unless you make it happen and record the conversation, if done by phone by using speaker phone...you will just need a recording device. You are dealing with a company who will catch you off guard and most people don't know their rights, so record the conversations. Otherwise, they will try to email you and give you a time that you are not available or make it difficult for you to arrange and their goal is to do a walk thru without you so they can mark up and charge whatever and you have no proof---dont let them do this process without you or you will have no recourse and your $$ will be theirs. Try and arrange before your lease is up. Keep all info on emails so you have proof. Video and record all that is said and take video of the unit before they come and while you are there with them the entire time and if they point out what was left undone, they are suppose to give you time to do it that day..so dont turn all your keys in before the walk thru either, so you have an opportunity to do what was neglected and take a picture of what you had to adjust and send to them when you finish it. Have the move out sheet completed by both parties and get your copy that day or take a picture of it signed and dated with the agreement stated that you will fix that day. If they continue to threaten to take your deposit, after all that Do file in court, with all your emails highlighted and make known to the courts when you file that you have video footage and have picture or copies of the walk thru form that you had them complete that very same day. They will give you back the deposit, because you are fully armed. If not, do file in court...they will settle with you because you have proof and you can get back your deposit. Call channel 10 or channel 3 ON YOUR SIDE but make sure you have all your proof, too and report them by having reporters EXPOSE THEM and the awfulness of their business dealings. Video the place before you even move in and do a walk thru always with this company present, as you have witnessed many complaints , and show damages to them by video and then put it in writing on the initial walk thru and get a copy that they received it and you keep a copy. Cover yourself from the beginning, as well. Forgot to mention that part, too and I hope this helps someone and I hope this company and the lack of integrity and character are exposed and removed! If you choose to rent, guard yourselves from beginning to end. People who are honest and pay their rent on time still have to guard themselves from people who lack honesty and integrity.

As with any rental, there will be a couple of challenges here and there. When I first looked at the house, the ad said it had a grass backyard, but in my onsite visit i saw it was just dirt. Adam arranged to have rock filled in before I moved in, providing a quick and acceptable solution. I did have an AC issue about a year in, which took about a month to resolve.
