I’ve lived here almost a year and only have good things to say! The ladies in the office are so nice! Never had any problems with my apartment and maintenance usually answers work orders quickly!

We've lived here for 6 months and have had constant issues from the washer, dishwasher, toilet, air conditioning, tub etc. I feel like I'm always calling maintenance to come fix something. Definitely not worth 1,100 dollars a month. Not to mention when we moved in the floors were BLACK, there was cat hair painted onto the windowsill, 2 doors didnt close all the way and alot of others things I noticed. Cant wait to move out... this place needs to put in new washer/dryers, new ovens, new ac units, new dishwashers, and probably new management!

Our experience here was ok, but there were lots of disappointing experiences.
First of all, the application was much more complicated than necessary and the contract wasn't specific to this complex. After moving in, we went to get an item from the office that was supposed to be provided, per the contract, only to learn that they don't offer the item at this complex, just other complexes owned by PEM Residential. The contract is a general contract used for all of their properties and specific to none. We were also told that the apartment was cleaned, and that new carpet was just installed. Unfortunately, we found out that both were untrue.
We were also unaware of added utility fees. Signing our contract, we were under the impression that we'd be paying one amount, but upon moving in and making our first payment we discovered that there was an additional charge (and not a small charge, it was over $100 per month!) added to the total monthly. Also, we didn't appreciate that they never had the sidewalk gates locked, ever. The vehicle gate, requiring a code to enter, was always closed, But all the sidewalk gates were open to anyone at anytime (gated community sure, but it wasn't secure).
Another thing was the bugs; in the grassy area in front of our building there was a decent amount of stagnant water that attracted lots of mosquitos and may have contributed to the roaches we found in our apartment. We also had to deal with neighbors who smoked marijuana, filling our apartment with the odor even though all our doors and windows were closed.
Although the maintenance people were nice, they took forever to fix things unless it was an "emergency"; we were without our washing machine for 3 weeks and without our microwave for 2 months! (We did have two water emergencies that were dealt with promptly.)
Lastly, the managers/office workers. They were sweet and helpful at the beginning when we were applying and signing the contract, but, when it came time to checkout they were much harder to work with. Even though we had a scheduled time to officially checkout, they were late (because of lunch) and asked us to come back later that day. We were back and forth cleaning and trying to checkout several times and they didn't seem to care. During our time here, we had some frustrating hiccups with the front staff. Among other things, they assigned our parking spot to a new tenant even though we still lived there, and they misplaced one of our rent checks and posted a notice to vacate if rent wasn't paid.
