    Overall, Park Towne Place Apartments is an amazing and outstanding apartment complex. There is so much to do here on the complex. From sitting out on the courtyard lawn, to swimming in the pool, to painting in the art studio, to working out, to catching a movie or hanging out with friends in the pub lounge there is always something to do. The services, amenities and leasing department are outstanding. The apartment and the apartment complex is very clean, up to date with the state of art technology and styles. The size of the apartment bedroom, kitchen, living room and bathroom are comfortable and spacious. The communication from Park Towne is very effective and efficient. They are always updating us on news, events, activities and safety. The community is full with a diverse set of residents and offers an inclusive environment for all. Nevertheless, the apartment complex is in very close approximately to the Art Museum, the Parkway and Center City.

    I lived at Park Towne for a few years. Here are the pros & cons: Pros: - Maintenance crew are truly incredible people but these buildings are so old that the crew is constantly making repairs. - The location is great, conveniently placed between the exceptionally loud I76 and Benjamin Franklin Parkway - If you're facing the city, the lights will keep your apartment well-lit without needing to put on any lights. - Pets are allowed and there are many so it's difficult to keep everything clean. - The driveway in the community is no longer congested since the community restaurant, the Hadley, closed. Cons: - They increased rent after amenities were unavailable for a large portion of time after the Hurricane Ida flood. - I requested a pre-move out inspection and maintenance came into my apartment, stated my apartment was in great condition and didnt need any repairs, then management charged me a bunch of fees after move out. - They tried to charge for damages they had no evidence of. - They charged a $300 "heavy cleaning" fee stating my apartment needed heavy cleaning despite maintenance stating my apartment was clean. - You don't decide when heat and air conditioning can be turned on, they do. Every year there were weeks where there is heat on while it is 80 degrees and air conditioning on when it is 30 degrees. - Windows are very thin and let heat and cold in. It will get exceptionally hot if you're south facing since the sun goes into your apartment. - Park Towne's parking permits are over 100 times the PHA parking permit. PHA = $30/YEAR, Park Towne = $300+/MONTH. - I lost count of how many times the elevators broke. We actually had all 3 in our building that were at the same time, despite having less-able bodied individuals in the building. One elevator didnt even get fixed for roughly 6 months. - Hot water disconnected more times than I could count. - There is no security personnel guarding the buildings. - Your ventilation is connected to your neighbors so you hear and smell the units around you. - You have to pay to receive your packages.
