Mosaic has done a good job with the remodeling that has been going on. Maintenance team has done a good job with service request turn-around times. Monthly rent has been fairly priced considering the market for living downtown. I hope they are doing a better job with regulating the birds that have the tendencies of leaving bird droppings and feathers in and around the pool.

DONT DO IT! I lived there for 9 mos. The move in was horrific. Theres a roach problem (in 2023 a roach problem). Needless to say, I had to break my lease due to a job promotion to another city. I paid $3300 early termination fee and gave a 60 day notice. February of this year, I received an email that I have the same $3300 that I paid prior to my move out and that I failed to give proper notice. I quickly sent them my email that I originally sent 60 days before my move out and they confirmed that my account was paid( I have receipts). I thought the mistake was cleared up because I received an email from Nincy Muniz confirming. I even received a partial deposit reimbursement. This week I received a credit notification that my score dropped 34 pts. Upon checking my report I find a collection account from Mosaic. I am livid. I emailed Ms. Muniz and she told me she will look into it. I received a letter from the collection co stating that I have a 0 balance. The problem with that is the letter makes it appear that I have settled my account and now have a 0 balance instead of it showing as an error on their part. This is not going to work. I have requested a letter confirming that this was an error. I am looking forward to taking this further if I have to. They are incompetent and disorganized. Dont stop here. You will regret it. I had to give a star but they dont deserve the 1 star I gave.

If you are considering moving into this residence, please seek out Kyle Gaddis. He has excellent customer service and interactions, hes patient, knowledgeable, very communicative, and overall great leasing consultant and guide. Despite the reviews he has been open and honest with all changes that are happening within this establishment and gave me reassurance and comfort moving into my new home. He has accommodated all my needs BEFORE I have even moved in. Its one thing to read reviews, but I believe its better to form ones opinion by going and seeing for yourself. The views are amazing to say the least, but the ongoing renovations will really make this place standout even moreso. My tour was nothing short than amazing; I highly recommend Kyle as your point of contact when inquiring about this residence.

Lived here for 3 years (summer 2020 to summer 2023). I do not have one positive thing to say about this place. Ever since ZRS management took over in 2022, the experience somehow managed to get even worse. I was not going to write a review (was just grateful to finally be free from this clown show), but after being notified by Chase of a "significant credit event" on my credit report, I have no choice but to warn both current (and prospective) residents of the shady practices employed by management. Upon moving out in August of 2023, I made my final payment of rent, parking, trash/pest for the prorated amount (lease ended August 11), and turned in my keys. My notice to vacate included my cell phone number, email, and new address, so that management could reach me in the event that any additional charges were owed. Radio silence for 9 months. Fast forward to April 2024, and I log into may banking app to see my credit score has dropped 40 points overnight. How could this be possible? Upon further investigation, Mosaic sent my account to a 3rd party collection agency (ProCollect), alleging I had $227 in past-due charges. Zero attempts were made by management to contact me about this balance prior to sending it collections. Of this $227 balance, maybe $82 of it is legitimate. The remainder is an assortment of bogus "rent" charges from errors in their system, incompetence of staff, or a combination of both. I am still awaiting a return call from the property manager to resolve this issue. I have never paid a bill late in my life, and would have been more than willing to render payment had I actually known there was an outstanding balance. Be warned - this place will continue to haunt you even after you are long gone. If the multiple vehicle break-ins, building-wide AC outages (for days on end), elevators out of service 24/7, and awful staff communication aren't enough to keep you away, just know that these people will kick you on the way out by ruining your credit file as well. A complaint against ZRS has been filed with the Better Business Bureau for this incident. I encourage others in my shoes (which seems to be quite a few after reading other reviews) to do the same.

I regret to say that my experience at the Mosaic has been nothing short of a nightmare. From the moment I moved in, I encountered a series of issues that reflect poorly on the management and overall quality of this property. First and foremost, the pervasive smell of marijuana in the halls is not only unpleasant but also completely unacceptable for a residential building. Despite numerous complaints, management has failed to successfully address this ongoing issue, demonstrating a blatant disregard for the comfort of residents. The cleanliness of the property is subpar. After passing through the newly renovated lobby, pay attention to the carpet in the common areas. They are stained and unkempt, creating an unsightly and unsanitary environment. On occasion, you'll also find the presence of dog urine and feces in the elevator. Furthermore, attempting to communicate with management has been an exercise in frustration. Emails and phone calls go unanswered for days, if not weeks, leaving residents feeling ignored and unsupported. This lack of responsiveness is wholly unacceptable and speaks volumes about the level of professionalism (or lack thereof) within the management team. The ordeal of moving out was yet another issue. The elevators were double-booked, causing delays and inconveniences when moving my belongings. Additionally, upon receiving my final move-out invoice, I was shocked to find erroneous charges for normal wear and teara clear attempt by management to squeeze every last penny out of departing residents. In the midst of this chaos, there were two shining lights - Kyle and Nincy. They were the only individuals who displayed kindness, competence, and a genuine willingness to assist me in navigating the myriad challenges posed by living here. I strongly advise against choosing the Mosaic as your place of residence. The disregard for resident concerns, lack of professionalism, and overall mismanagement make this property a regrettable choice for anyone seeking a peaceful and hassle-free living environment. Look elsewhere for a place to call home.
