Lived in a studio at Inez for two years of grad school (2020-2022). Overall: competent property management company, decent building and amenities, units in good shape, and a nice location. If you're looking for reasonably priced, nice units (compared to similar options at the time) then I'd recommend Inez. More detailed review below: Unit: My studio was big compared to others on the market and was a fair price. Carpet was new and appliances were in good shape, no issues with anything (sinks, fixtures, fridge, toilet, shower) throughout my tenure. Only nuisance was the window. Very thin and did not insulate the room well. Winters were drafty. The two electric radiators (bathroom and a bar under the window) worked well, but I felt like I could have saved on my electric bill had the window been newer/higher quality to keep the heat in. Had no problems with neighbors, they were all quiet and respectful and the ceilings/floors are cement so noise wasn't an issue. Building, Parking, and Location: The building is not the prettiest on the block, but the interior was always kept clean and the coin laundry was in decent condition. The access doors could have been better, and one of them required you to jiggle the key around to get it to open. Got old holding groceries and futzing to get in. I had a parking pass both years and never had an issue (granted I would only leave for a weekend occasionally). If friends or family visited on a weekend, campus lots were a close distance away (heating plant was the closest). The location is fantastic. 5-10min walk to pretty much anywhere on the isthmus. Close (but not too close) to State St and Mifflin, and easy to walk to the eastern portion of campus. Plenty of amenities in walking distance from grocery stores to parks. I loved it. Overall, I felt the building was managed and maintained well and did not take the proximity to everything that makes Madison great for granted. Property Management Company: Everyone's experience with a landlord is going to be unique, but I had no issues with Goldleaf Development (the management company during my stay and as of this review). Office, maintenance, and the property manager were always very easy to reach. They solved issues impressively quick. I really appreciated the professionalism of the office staff and the diligence of the maintenance crew, they did a great job. In all, the buildings, units, and location made for a great place to live during grad school. Would be 5/5 if access doors and in unit windows were invested in.
