Niemi Appraisal Placement recommended J&R Appraisals, Inc to perform an appraisal on my home.Ricky Baggensttoss (J&R Appraisals, Inc) performed an appraisal on my 11 month old home during a mortgage refinance. The home resides in an area with increasing property values, and at least 15 new construction builds over the last year. Home sales for comparative homes have gone up by between 1% - 3% over the last year. Upon inspection, he seemed extremely quick with his measurements, and even though I offered him a PDF copy of the plans he did not want them. When the report came back, he had shaved off at least 200 square feet of my property, and it was clear he did not perform due diligence while performing research on MLS listings. As a result he lowered the value of my property by at least $6K compared to the appraisal that was performed only 11 months prior. Even though I went forward with the refinance, I gave the recommendation to my lender to cease doing business with him.

Niemi Appraisal Placement is an appraisal management company (AMC) that works with lenders who are in search of independent real estate appraisers. Many AMCs have bad reputations of not paying their appraisers, being overbearing, obnoxious to work with, etc.I have worked with Niemi for the past 5 years and it has been a pleasure to do business with their company. They are great people to work with. They have a "small town" feel and approach to doing business as they are very personal in their service but "big city" knowledgeable as they take care of business.One of the largest complaints in the industry is the pay history of AMCs. Over the years, I have never had to ask for a check or inquire as to when I would receive payment. They are as good as gold. In many cases, at the end of the month, they are emailing me to remind me to submit an invoice for services rendered so that they can pay me in a timely fashion.I wish all companies were as easy to do business with.It is a pleasure to do business with their company.
