    The only thing redeemable about this company is the people working for them. Our first Project Manager Doug Kreier , who retired midway through the build and Ben Revenko our final project manager (we had 3 project managers during the build) were the VERY BEST. Ben finished our home build with us and was very professional, attentive to every detail and extremely knowledgeable about every aspect of the building process. We give these two men 5 Plus Plus Stars!! I must include the trades wonderful to work with. With all the frustrations of building this home, these people made it bearable. Their value is beyond measure!!!

    The house is now "finished" with a multitude of issues. Way late on timing and again, way over budget. Plumbing, cabinetry and flooring are a joke. In talks with other Reality clients and this seems to be common.

    Our review of Reality homes and their frustrating Tacoma office will come later, giving 3 stars is generous. The project manager, Josh White, was the only reason this project was tolerable. Somehow Josh managed to carry the ball over the line inspite of the incompetence and absolute refusal to be held accountable for their mistakes of the office staff (appears to be a lot of nepotism going on). Josh was the only person that responded to our calls, frustrations and panic when we went over our bank loan. Josh went out of his way trying to find us replacement windows when Parr Lumber broke ours in transit (which led to delays). I had an issue on my kitchen island and Josh stepped in and told the subcontractor it needed to be fixed. In conclusion if you must use Reality Homes pray that you get Josh White pulling up on your site.

    This is a long post, but please read to the end. This is a review of Reality Homes, Tacoma office. We began the building process with Reality Homes in Feb 2022. Please make absolutely SURE that the things you are ordering for your home are stated EXACTLY as you expect them to be done. We encountered numerous items on our contract that we asked "Does this phrase mean ___?". It didn't specifically say the exact wording, but we were assured it meant that. It did not and many things were substituted, we had no recourse. You, as the homeowner, need to be ON TIME with any of your parts of the project. There is no forgiveness on Reality's part for any delays that may come up for you. You may be monetarily penalized for delays. However, that does not work in the other direction. They are never responsible for delays. We had a lumber surcharge that was dependent on lumber prices on the day of lumber ordering. It worked out OK for us, but it could have been bad. Other builders did not have that surcharge, but their lumber prices were overall higher. So, we still came out ahead. The personnel at Reality Homes are just a revolving door. People come, people go, people change jobs within the company. We never knew when things would change, they just happened. They changed our project manager one month before our home was due to be completed! After nothing got done for the next month, and our home did not get finished as expected, our previous project manager was reassigned to us, thank goodness, and our home was finished. The good people were Dorin Cornitel, Carrie Ann Martonik, Sarah Markum, Marie, Jennifer Auker and most especially, our fantastic project manager Josh White! Some of them are not with Reality any more, sadly. The subcontractors were, for the most part, excellent to work with and good quality workmanship. We had a couple of issues with the plumber, drywall guys and lots of issues with Parr lumber. Parr was not professional at all and generally behind in their orders or just not accessible for questions. They were never accountable for anything they messed up or caused delays for. I would not use Parr lumber for future projects at all. You really have to pay attention to the details that are going on at the project. When we noticed discrepancies from the expected build and notified our project manager, he was right on fixing things! Our project manager, Josh White, was the only consistent employee. He was excellent to work with, had an excellent relationship with all of the subcontractors and was the biggest positive in this whole building process. He was very communicative with us. He kept us up to date on what was happening every week, what was upcoming, and met with us on site or called us every week. When we had parts of construction that were our responsibility to have planned out and completed, he made sure we had lead time to finish our parts, so we did not delay Reality. He was invaluable as a resource and had opinions that helped us with many of our portions of the project. We put in a lot of effort on our pieces of this build and he was always encouraging for us. As a result of Josh and our efforts, our portions were always completed on time. We did a final walk-through with a different project manager, (now fired), and Josh White. Josh has helped us finish up some final details with our home. There was most definitely a lack of final handoff from the Tacoma office relating to the completion of our build. We got no final communication about how to access warranty information and request repairs related to the warranty until we requested it in October 2023 (even though our home was completed in March of 2023). We didn't even get any kind of "thank you for using Reality Homes for your project" small gift. We didn't really expect anything, but it might have been a nice gesture... Long story short, we have a well built home at the beach and we are happy with the quality of the build. Just read everything before you sign anything, watch the details and stay on top of everything that is going on at your build!

    My Royal Oak is Beautiful and I wouldnt change too much about it. We are currently getting our punch list completed. Had one subcontractor that wasnt too professional and Our PMs both know which one but the others were great. The only thing I have to complain about are things I will definitely have to pay an electrician to do soon. There is no switch in the garage to turn on the light so if you come in the man door you have to walk all the way across the garage in the dark and into the house to turn on the light that is if you dont break your neck. The other thing that really bugs me is the placement of the electric outlets in the Great room. They are 5 feet on either side of cable outlet so plugging in TV you have to drape the cord across the room. The thing that irritates me the most is that when I pointed this out to Reality I was told both things were code! I really dont care if it is code or not. Do you want happy and safe Customers or not? We were lucky and had the same Project Manager, Josh w., up until we had occupancy. He kept up on everything and we really appreciate how he kept our build on track. Thank you Josh W. for everything you were great! Edit: I would like to Thank Reality Homes for reading my review and acting swiftly on it. I complained about the fact that there was no light switch by the man door and yesterday they had the electrician come back and put one in. Guess they really do care about their customers safety!!
