If you are a legitimate HVAC contractor with more than a one star review rating, avoid these clowns at all cost! They will waste your time and not even pay you the service call for coming out during after hours emergency service!!!

I have managed my own properties for over 25 years and have some excellent long term repair/maintenance contractors. Now however, I have a property management company, and they are forcing Tenants to pay Latchel a monthly fee. The contractors I've used won't work with my management company on my properties anymore because Latchel takes so very long to pay them. That's how Latchel is steering all the work to it's own list of contractors. So, ignore those contactors that praise Latchel in reviews because they are Latchel's favored--and ridiculously overpriced insiders. I have told my managers to never use them, and my manager has admitted that many of their owner-clients have said the very same thing. Latchel rips-off the Tenants with monthly fees, and rips-off the Owners with ridiculous charges for work, and even rips-off the Management companies, because my managers are still having to handle most of the work orders from the Tenants anyway! I wish I had the power to force my Managment company to dump Latchel immediately! I suspect they eventually will do so because Latchel doesn't really help them. If I ever need to replace my management company, I will absolutely avoid any that is in bed with Latchel.

All these reviews are from either property management companies or contractors. I am a resident that my property management company charges us extra for to use this so called "service." Twice have requested service using their system. Once they wanted to charge me for something obviously the management company was responsible for and ended up handling themselves. The second time wasted an entire day because there was no way to contact someone who could authorize a repair. The service company was scheduled and arrived on time but had to leave due to no communication from this company nor any real way to contact them. So a days work for me an an afternoon of the service provider wasted due to their incompetence and disorganization. If your renting and considering a home that uses their "services" be advised that they only provide any real benefit to the property managers. It is an extra profit center for them. Just check out their website and you will find out the truth. To sum it up for residents expect automated replies, poor offshore customer service, wasted time and useless benefits that only add to the bottom line of the property management company/homeowner.
