UPDATE: Upper Management has allowed CONVICTED FORGER to stay with Sec 8 who has outstanding DV order in Snohomish. Sec 8 has background of drugs, criminal solicitation, lived with child sex offenders violating HUD rules, lied to police, forgery, etc. New leasing manager who was with Avenue 5 (even worse and they were found guilty of price fixing). Mice issue around complex with frequent pest control visits. Saying they are unprofessional and slumlords would be an understatement. They turned our complex of professionals into a Sec 8 nightmare and rarely if ever report their violations to the KCHA; complaints in every state they operate in. Complex is full of drunks, drugs, domestic violence , mentally ill and even Crip gang member passed security check. Unprofessional former manager who is thankfully gone along with her bad management and favoritism toward certain people (ie. can break lease rules with no consequences while others are threatened with eviction or fines) with no supporting evidence except one of her people complained to her. She conducted business in parking lot or behind building. For $2000+ month rent for peeling paint, rotted wood and siding, and cheap appliances you can do better. Does this sound like a company you want to rent from?

Refused to waive pet rent for emotional support animals in violation of the Fair Housing Act based on what I know of the FHA. Update - this has been resolved, but it is disturbing that Horizon initially tried to do this.

Nothing says "legitimate" like the class action waiver that's in the lease that includes a caveat for if/when the waiver is found to be illegal or unenforceable. That is super shady. "Hey sign this thing we acknowledge might become illegal!" Edit based on their response - Last time I emailed Contact@Horizon no one responded. It seems like you're just saying that to get my data for potential retaliation.
