I love this place . Everyone is so kind and willing to help in any way . If something is broken it is fixed the same day . I would like to thank their matenence guy joe . He has been so kind and respectful. He cleaned up all the mess so I would not have to . This place is amazing .

Avoid at all costs! Place has gone steadily downhill year by year. Little to no upkeep done, siding missing from buildings, multiple burned out exterior lights, broken fencing, peeling exterior ceilings etc, these apts were built as cheaply as possible and it shows! Dumpsters overfull across the complex weekly, staff pile garbage in Providence Court including mattresses, old appliances, etc. a true JUNK YARD! Inside isn't much better, they are too cheap to install HVAC and the units are very poorly insulated, and they are picky about tenants using AC even when there are weeks of 90 degrees plus. Dog waste covers so much of property, no cleanup just feces everywhere! Tons of bad incidents from domestic violence, loud wild parties, to suicides, to drunk drivers flooding the parking lot after smashing fire hydrants and they do not notify tenants of what is going on. Prices keep going up and quality keeps going down! So many "inspections" that had no purpose, yet they don't clean up or follow up with people who aren't following rules. Office staff is SUPER rude and always turning over. Avoid renting from Duane the slumlord if possible!

YOU DON'T WANT TO LIVE HERE! Incompetent management, changing policies constantly to screw over tenants, zero flexibility or care! The place is built so cheaply, the walls are buckling the dry wall and paint splitting, cheapest materials throughout! Zero HVAC poor insulation and window and doors leak air like no other! They find any way they can to get extra money out of you and don't keep up the place. The staff is always smoking cigarettes and gossiping, half of them look like they just came from the Jan 6 insurrection. Zero loyalty to long term tenants and they refuse to deal with all of the issues the pets cause. Most units have terrible storage and then they will harass you about weird policies during their many random "inspections" They don't tow cars who don't belong, and park their own vehicles like that red truck with a boat in the road by the office. Duane Brelsford is a shady slumlord and its clear he wants to make money by exploiting all of the WSU Students!

Horrible management! They want to nickel and dime you for everything, I cleaned my unit for hours before moving out and they spent hours searching for anything they could find to charge me for. Apts are built so cheaply and poorly, cost a fortune to heat and cool, they do not have HVAC. The appliances are the cheapest they could find something is always breaking down and then they throw all the broken appliances in the parking lot for months. They claim they do not allow pets at most properties and do not enforce it, watch your step if you dont want to step in dog feces or soiled cat litter. They are always changing policies and never honor agreements, you cannot speak to a supervisor or get a straight answer. Dumpsters and recycle bins overflow weekly, they are too cheap to pay for more pick up service. The parking lots look like a dump, especially in Providence Court where they pile broken appliances, discarded furniture, and other trash for months, wrecked and abandoned vehicles sit for months, laundry facilities are not kept clean. Staff are rude, disrespectful and give inconsistent information, many of them smoke when they should be working and have racist clothing and bumper stickers. They are quick to charge and slow to help, and good luck getting a cent of your deposit back, no matter how clean and well-cared for your place is. Owner engages in shady business deals with WSU and is the biggest cheapskate in town!
