    When me and my boyfriend moved in 13 years ago. The property was owned by a single male. We own the home outright. He kept the rent at 350 a month that includes water. When it was turned over to a company it went to 425 a month for another 4 years including water. No that Franklin Management has taken over. Around 4 or 5 years ago. They raise the rent every year now at 575 a month and it doesn't include water,and it also has a meter reading fee. Don't understand that one. I have read the horror stories of tenants in mobile home parks,how corporations are buying them up and pricing tenents out of there owned homes. This is an epidemic all over the country. But there are a few who have not raised the rent and a few that have lowered the rent. As this company keeps raising the rent,they will eventually price me out of my house as we are on limited income. So the people are nice,to the point and professional. I appreciate that. However I don't want to be priced out of my house. I've been told I'm one of their best tenants,and you would think they would work with me a bit. But no. As the same ole story goes,the rich get richer and the poor get porer. We've had to take in a boarder, C has gotten lung cancer,a brain tumor,COPD,emphazima,Perifreal artery disease, high blood pressure, artier deases in the neck. And he is 57. Was in great shape,played sports his whole life,taken care of his family,and others. But they do not care. They have plenty of money and of course there getting richer. So sad,they really obviously don't care.

    These people think they can do what they want even though you pay your lot rent. Been here 15 years and never been late on a payment and they want to harass people in the winter. Raise the lot rent every year. But won't take care of their responsibilities. I've been asking for 15 years to either have the 8 200 feet pine trees taking down or at least the dead ones that are hanging down but they won't do that. I'll be selling by the end of the year and let them get 4 families in my 2 bedroom that's what it seems that they like because they don't mess with those people and they can do what they want. So if you are looking for a place I wouldn't recommend Anything that these people manage. That's just my opinion they are not professional.

Hi Ray, I'm sorry you didn't feel like we deserve a better rating. I would like to address your concerns in order. First, we appreciate your rent being paid on time. We inspect the properties regularly to ensure compliance, including during the winter, and I apologize if you feel as though that is harassment. If you would like a new copy of the rules and regulations, please reach out and we can provide them to you. You have also mentioned trees. We hire professionals to perform tree work in all our communities on a regular basis. We have managed your community for 5 years, so we cannot speak on the years prior. In those 5 years, they have been limbing up branches and cutting down dead or diseased trees. We do not cut down live trees but if a tenant would like to, they can call our office and request to hire an approved contractor to cut down a tree on their rented lot. You do have the right to sell your home to an approved applicant. We never encourage or discourage a tenant from doing so, this is your right. All tenants must be approved through a screening process. The number of occupants must be within legal limitations. I hope that this information has been helpful.
