    We worked with Patrick Riddlemoser to find our new home. It was a long process but Patrick was with us every step of the way. Patrick was incredibly responsive. He was available at any time of day or night to answer our questions and address any concerns we had. He guided us through the entire process, from searching for a home to signing the final paper work and then some. He worked hard to make sure we found the perfect home. We couldn't have asked for a better experience!

    I was left utterly speechless working with real estate agents (wont mention particular name) within Properity Realty LLC. Their business methods and ways-to-go-about doing things might be legal (by the book) per-se, but they show zero to very little display of ethical and integrity aspect of business on their part and have taken advantage of every word of the law to get what they wanted. I felt cheated out of them and I would think twice or even three times before I work with this company, one way or the other or even different shape or form altogether. Several days ago, my agent and I found a property that I felt was just perfect for my family. At the time, we also had other property that we wanted to place bid on, but the one we were looking at was much better one, so we contacted the agent and offered $15k above asking price to sweeten the offer in hopes to beat other buyers. The agent asked little bit of time to talk to the buyer before making the decision but eventually the agent agreed to the terms (verbally which was done via email) and decided to move forward and were in process to ratify the contract. The day after I have signed my side of the contract, I still heard nothing back from the agent (as we were in process of ratifying the contract), and the agent was still showing homes even after we were in process of ratifying the contract, but it seemed that they were working behind our backs to get better offers from other buyers while we were waiting for their confirmation to ratify the contract. By following mid-day after I signed the contract, I get a word from my agent saying that the seller is "NO longer" interested in ratifying the contract and accepted an offer that was "better and stronger offer". We weren't even offered a chance nor explanation for what actually happened. I just didn't know how to react to this news..... After all that time and effort spent to get the seller to agree, on mutual terms, and then to have them pull the rug on the last second like this, I truly felt I was cheated by some sort of system that I never knew it existed. By the whole experience, I feel that I was taken advantage of and cheated out of a property because of very grayish business practice which the agent from this company displayed. This display of business acumen may be ok by the legality perspective, but from human perspective, I felt very disrespected and disappointed by NOT only the agent who has represented the seller, but also by the company that has allowed to employ such agents that shows no integrity in what they do. Many of you may disagree with me, but If I were you, before I work with this company in one shape or form, I would advise you to tread it carefully. Same thing that has happened will happen to you by working with this company. UPDATE (To the owner): Just so you know, this wasn't just "verbal" offer, and no, this is NOT one of those "sour grapes". The buyer's agent, at the time, accepted our offer and we were going through "ratifying" the contract. What happened was that the buyer's agent came back to us and needed modification to the contract because the name of the seller needed to be changed (to say "Estate of ..."), and while that was happening, the seller was still showing the house to potential buyers, and ended up selling to the higher bidder, as I was making modification to the contract to be modified. So, to you maybe, this is just verbal offer, but both agents (from seller and buyer) were in the process of "ratifying" the contract, and I lost because of it. How's that for "sour grapes"? If the seller's agent sold it before the contract begun, I would've accepted the seller agent's decision and moved on. While this may NOT had been against the law (by the book), and even though you may seem this is still "verbal offer", I feel this has been unethical decision from seller's agent. And while I wasn't Properity Realty's client at the time, I will NOT work with your company's agents in the future and will make sure my friends/coworkers do the same.

    Patrick is THE BEST. Before meeting Patrick, I tried to rent my home out on my own. I had no idea what I was doing, what criteria to use to select tenants, or how to draw up an air-tight contract. After much frustration with trying to find a tenant, I reached out to Patrick for help. He saved me from getting into a VERY BAD contract that I would have really regretted. And, after meeting me and seeing my house, he had my place rented and contract signed, within one week, with solid tenants. He was/is always available to talk/brainstorm/answer questions. And is "on the level" - very approachable and down-to-earth. This rental happens to be my personal home and he understands and caters to the issues that I have with renting a place that is special to me - not just a rental/investment property, but my home. I feel very secure and confident in having him manage my rental and cannot recommend him highly enough. You really cannot go wrong with using Patrick for a rental or for a sales transaction. He is awesome.

Several days ago, my agent and I found a property that I felt was just perfect for my family. At the time, we also had other property that we wanted to place bid on, but the one we were looking at was much better one, so we contacted the agent and offered $15k above asking price to sweeten the offer in hopes to beat other buyers. The agent asked little bit of time to talk to the buyer before making the decision but eventually the agent agreed to the terms (verbally which was done via email) and decided to move forward and were in process to ratify the contract.
