I've lived at Moda Bonneville for almost a year and feel my time renting here has been okay. On the day-to-day, life at Moda is great. We have the "Glen" layout apartment on the top floor (6th), and we love the layout and have had no issues hearing neighbors next-door or in the clubhouse. Our microwave has had some issues, but otherwise, nothing in the apartment seems cheap or has issues working (and we've never had problems with getting maintenance to address the issue; everything has been quick). It's really a beautiful unit. We love using the hot tub and gym. The view is an excellent perk. Love having in-unit washer/dryer. The ladies down at the front desk are wonderful. As far as the cons go, they have not presented themselves immediately, but we've learned enough over time to feel it's worthwhile to leave at the end of our lease. - We've been fortunate to not have had our car broken into, but we've heard complaints from several other tenants. (After some petitioning, upper management did agree to install more security cameras and increase the amount of hours the patrol officer came around. However, they also asked the patrol officers to check the door handles of everyone's cars to ensure they were locked, which didn't seem like an appropriate response.) ***If you are a future tenant reading this, I do think that management has fixed the problem and mitigated break-ins as much as they can for a downtown property. Old reviews mention having no security cameras or patrol - they do have that now, and since the petition, they've even upgraded everything. It's just unfortunate that it took so long, and in spite of how much they collect in parking fees each year, AND that tenants were met with an inappropriate response from upper management. I didn't really sign off on having the security patrolman touch my car, all because management didn't like that the tenants won their petition and forced them to spend money upgrading the security systems. - The base rent is perfectly appropriate and affordable for us, but there are many charges on top of this that we cannot get out of. For example, there is a $135 media package that includes cable and internet - we don't even own a TV, but we were told it's mandatory to buy the package. We don't need their valet trash option as well. Cost of maintaining and using the clubhouse amenities (like the propane grills) are split among all tenants in the building and can drastically inflate your rental costs each month. (We've paid as much as $100 extra in community utilities.) Granted, we signed the lease and took on the responsibility of those costs upfront. There wasn't anything "hidden" about them. We're just ready now to move into a less expensive place. We likely would consider staying if we were able to remove some of these mandatory add-ons. - Moda requires a 60-day notice of intent to vacate. This means that if your lease expires July 1st, they need to know if you're leaving by May 1st. Which means you need to property-shop in April. Most other apartments don't know what units will be available three months ahead of time, which means that unless you're willing to take your chances, you're automatically paying for a month-to-month (read: more expensive) lease at Moda until you can figure it out. Overall, I feel our stay at Moda has been worthwhile, and living here has been a good choice for us. This was our first-ever luxury apartment rental, and we do appreciate the perks and the location. Unfortunately, those things don't outweigh the cost of living here for us. I would say that if you are a relatively low-maintenance type of tenant with a lot of "wiggle room" money to spend on rent, you can't get much better than living at Moda. If you can be understanding that you live in a 6-floor apartment, and forgiving of at-times noisy neighbors or an unclean dog park, I wouldn't worry about some of the reviews below. It comes with the territory and is no different than any other apartment experience. We are just no longer interested in assuming the costs of living here.

This was a HORRIBLE experience. Cheap construction leads to constant noise. Office staff didn't care about anything other than filling units. Olive West Property Management is a just a legal front and does not interact with tenants to solve issues. I have lived in several apartments downtown and was never this annoyed. I had nothing but problems while i lived here. GO LIVE LITERALLY ANYWHERE ELSE!
