In general, I think the large rise in Real Estate prices have made the industry standard 6% real estate commission larger than justified. However, once I decided to avoid the time and complexity of selling a home myself, I can’t imagine a better choice than this one. Joel and Ann Zieve are a highly professional and experienced team. They listened carefully to the terms I wanted in selling my father’s home and met my needs exactly. Joel and Ann provided excellent marketing, clear, concise advice, up to date communications, while keeping me in full control of every decision with never any pressure. Their deep understanding of the complexities involved in a smooth real estate transaction relieved me from a lot of stress and frustrations that I had expected to encounter. We highly recommend Joel and Ann Zieve to anyone looking for an excellent real estate agent. Joel and Ann helped us buy our new home in an extremely difficult sellers market. We have known Joel and Ann for many years visiting Eden Utah. Joel spent time showing us homes long before we were ready to commit to our move, and provided us with the education we needed to make a good decision. Once we made our decision to move Joel helped us locate a broker back east to sell our previous house. Since Joel had taken the time to get to know us, we were able to proceed safely during the height of the pandemic. Thanks to Joel and Ann’s help, we were ready to buy our house the moment it came on the market. Joel and Ann helped us structure our offer to make it attractive to the sellers. They helped us add to our offer in non-monetary ways that ultimately helped us succeed in securing our home. But this was far from the final effort on their part. Their knowledge of the local market was essential in helping us navigate a very complex process of purchasing our home. The work they put in after our offer required great effort. My fiance took a job in the Ogden area, bringing us to Utah from out of state. Being first time home buyers we were in over our heads. Luckily, a coworker recommended Joel and Ann to us. We called, unannounced, one afternoon and were met with patience and understanding as we began to wrap our heads around the mountain of a task we appeared to have set out on. Joel dedicated at least an hour helping us understand what to expect in the home buying process. After that first call, we later had a video conference and there we met Ann, in addition to Joel. This was an incredibly helpful session where they both took the time to explain us through the process, answered our questions as we went, and set up our exploration of home listings so we could begin house hunting in earnest via their website portal. We found this incredibly useful, especially after Joel and Ann set us up with a search criteria and daily emails of all the new, back up, and under contract homes. Joel even set us up with an app on our phones that allowed us to see houses as they came on the market which was incredibly useful given the intensity of the competition we found ourselves in. With our house hunting trips planned out and a list of homes gleaned from their website MLS portal, we set out on what we thought was a fairly demanding schedule of showings. Ann and Joel made it seem easy. They set up the showings for us and off we went, a few times adding in one or two last minute houses to the showing schedule the night before. Their advice for writing up offers and working with us as we struggled to come to terms with the ferociously competitive market this season was very encouraging. While our first few offers just weren't competitive enough, Joel and Ann helped us narrow in on what this season's competition ended up demanding. We were able to keep pace with fast offers- sellers often stopped accepting offers after 5 days on the market! Ann and Joel were very prompt in responding to our questions as we wrestled with the details. Phone calls, texts, and emails flew. Once our offer was accepted on the perfect home, in the perfect area, with the perfect yard, those emails, texts, and phone calls continued through due diligence and final, on-time closing. The team worked with both my fiance, who was in town, and myself remotely to complete this roller coaster of our home buying process. We couldn't have done it without them! After a week in the new home now, the excitement of owning a home that seemed forever on the horizon is now a reality. While it was stressful to get here, we're glad we had the help of Ann and Joel to make it happen!
