    I had a really great experience with these folks. I don't normally leave reviews but in this case I just had to. They do what they say they will do. From fixing things in a timely manner to just being an all around honest company. If you're going to rent or need a property manager for your property do yourself a favor and use these guys. Also if you're renting and you see their name on the property you would be wise to rent through them.

    The GREED AND AUDACITY OF THIS COMPANY!!! We moved in a property that this company managed and we received the property with dog hair and pee stains in the carpet. Also the bathroom toilets and tubs were filthy (pics below). We reached out to them to compensate us for what we spent on cleaning and carpet cleaning (providing them receipts) upon us moving in and they refused. Now upon move out they want us to repeat those services and held a good chunk of our security deposit. They take NO accountability for their tackiness and greed.

Hello Rika,We receive no gain in withholding or deducting from security deposits. If a deduction is made it is used for the purpose that was provided to you. Any deductions are given directly to the property owner or used to take care of repairs or cleaning as necessary. You were charged for cleaning because you did not have the property cleaned at move out which is something you signed and agreed to do. You were aware of these terms and reminded again at move out, it was your choice to not comply. You initialed every page of the agreement.The issues you are bring up now were addressed in detail over three years ago in 2020. The photos you provided were taken 11 days after your move in. We sent you the following email in response to these photos at that time. We were able to verify when and the manner in which the photos were taken using meta data from from the photos. We also have date and time stamped photos and videos of the property condition taken by our team two days prior to your move in. From: valerieSent: Monday, August 3, 2020 5:47:15 PMTo: rikaHello Rika,In response to your concerns regarding the condition of the unit please see below findings.On July 10, 2020, 12:27 pm: Your Realtor Rafafela called in to request permission to do a walk-through with you for [Property address redacted]On July 10, 2020, 12:28 pm: Your Realtor texted VAR group, "just spoke to client they are ready to move forward, they do not need to see the property again."(This was your opportunity to address concerns prior to move in)Your Realtor is also paid to represent you. If there are any special requests to be considered they should have been noted on your application and submitted for consideration.On July 24 2020 6:00 pm: You were provided the access code to move in and had access to the home.On July 27, 2020, You called Billing and Accounting and Rachon assisted you with the call. You stated that you had no utilities and you were not informed about utility service. Rachon explained to you that your Realtor is paid to assist with matters pertaining to the property. However, Rachon provided you with all utility information a bit later that day.On August 3, 2020; You stated the home was not cleaned, the toilets were dirty and the carpet had dog hair and urine stains. I stated that I did not agree as I viewed the home and had the air filters changed and left replacements. However, I did state I would investigate.My findings: There has only been one tenant to reside at [Property address redacted] since it was built. Two people were living there, the tenant and her mother. The tenant noted she was allergic to pets. There have never been pets at that unit. The inventory condition form was due to be turned in 48 hours upon lease start date, we have yet to receive it. Our photos and videos which are time and date stamped do not reflect any damage or scratches to the wood flooring.You have had access to the property since July 24th and 11 days later you are notifying our office of issues concerning cleanliness. The photos you provided of the tub and toilet were taken on August 1st,2020 at 2:53 pm on an iphone 8 plus. The carpet flooring photo was taken August 1st, 2020 2:40 pm on the same phone. V.A.R. Group, LLC is unable to provide or offer reimbursement due to these circumstances.Thank you,Valerie

Thanks Rae! We appreciate it. We care about our tenants and we try hard to have all maintenance issues handled promptly provided there are no extenuating circumstances, repair vendor delays or parts that have to be ordered.
