I have been living here since 2016 and consistently experienced the best residential support services of my life with Fountains At Almeda. The staff are friendly and helpful Anytime I have submitted a maintenance request I have received a prompt response. Whether it was changing light bulbs, replacing/removing furniture, or servicing the plumbing and electricity, maintenance quickly and thoroughly ensured that I have an optimal living environment. I intend to continue renting at Fountains At Almeda for the remainder of my years in Houston, and I strongly recommend this property to all of the incoming people looking for housing. In some ways, your property management company can make or break your living experience and with Michael Stevens Interests, its all in the service. I couldnt be happier!

First off, the actual apartments/buildings are nice. But you can pay $1200+ a month but when you come home from a long day of work or simply runny to the grocery store there is no parking when you come back. Because the lousy management allows visitors and broken down vehicles to sit instead of guaranteeing the PAYING tenants spots. Its decreasing the value of the neighborhood. You can make complaints but they will simply offer you to pay for a spot or give an excuse about towing. Lets not mention how they dont care about your car gettbroken into. There is no point in registering your vehicle seriously you can park here for FREE and the courtesy office is a joke. There is no way you should live in one building but have to park 10 buildings away of even sit until someone leaves. Its unsafe to walk that far for ANYONE. I will not be renewing for this reason alone. I never lived in a complex that allowed this and take MONTHS to take action of vehicles with flat tires. They go up on rent for what? Its sure not to pay for security and towing.

I have lived at the Fountains at Almeda since 2017. The reason I have lived here so long is because of the professionalism of the company and it's staff. The few times I had something go wrong or something stopped working, the office staff addressed my concerns within 24 hours. In most cases, when I submitted a work order, the issue was resolved the same day. The parking lots are always clean and trash is never overflowing at any of the dumpsters. Most importantly, I am a 19 year police veteran. I patrol the southwest side of Houston (where the Fountains at Almeda are). Which is why I chose to live there. It's close to my job. I have access to stats and reports showing the number of burglary of motor vehicles, auto theft and criminal mischief that occur city wide. While criminal activity drastically increased throughout the city Houston in 2021, 2022 and 2023, the Fountains' did not increase. It actually went down in 2022. (I'm also a nerd and running stats are what I do for fun). When running the numbers, by comparison, I saw that I lived in an apartment complex with THE LEAST amount of criminal activity per capita in the 77054 zip code. That can be attributed to the off-duty police officers the Fountains hire to patrol their property and also having several police officers actually living on property. Vanessa, the manager is polite, the office staff is courteous, its a safe police patrolled community and if something breaks, they fix it the same or next day. What more can you ask for? I have dozens of neighbors that has lived at the Fountains at Almeda for years. This is because it's a wonderful place.
