    Absolutely horrible move in experience and just continues to be an absolute nightmare. Everything was pretty much broken or dirty in the apartment/or misrepresented from my initial tour. Be sure to ask questions about everything prior to move in/signing lease as they only disclose the bare minimum information that will make you believe you are making a solid decision. I don't think my unit was cleaned after the previous renter, sticky spots all over flooring/dirt on counters/paint sprayed all over from whoever painted, fridge was dirty. Windows were broken, bathroom mirror cracked, washer/drier stained and ruined my clothes. I was just told to "submit a maintenance request" to have items fixed that should have been fixed prior to even moving in. And maintenance will likely just "close out" the item before even fixing. Car was already towed yet vendors and contractors can park wherever they want. Don't expect any of your concerns to be addressed with any sense of urgency. I've been living here over a month now and still struggling to get above items corrected. Extremely disappointed and encourage renters to look elsewhere.

    I went for a tour with my husband and Cris Penate was amazing he is very professional helpful and kindly answer all our questions. A plus was that he is bilingual that was great since we could communicate in our native language. Great job Thirty377 hiring qualified employees like Cris.

    It used to be safe, but they have let security go by being too easy with gate codes and very infrequent security presence. There are a number of car break-ins. My neighbor's car was stolen (parks close to me). This poor person came home to find this to his/her car after 5 or 6 cars were broken into.

    FAKE GOOD REVIEWS DO NOT LIVE HERE! The people leaving 5 star reviews are not real. Madison and Callie replying to the reviews dont work in the office at Thirty377 and have never been seen on the property. These reviews are a joke! Please read the cautious tales of the crime and safety issues at thirty377! Theres an active lawsuit going on against the property with the tenants because they dont care about their safety! Constantly cars are broken into or stolen, gates dont work and are left open for random people to come in, homeless camp out in the fitness center, we had a hole in our floor to the outside for over a month when we moved in. The property manager Jesse is only on site 2-3 days a week for a couple of hours and wont reply to emails or youll get his generic out of the office one because hes at another property he manages. Read the reviews and please look at other properties so you dont get stuck in a lease here!

It's crucial to recognize that crime can happen anywhere. While we implement deterrents, they cannot guarantee the prevention of crime. According to the lease agreement, we're not obligated to offer private security services, and no security measures on the property are foolproof. Furthermore, we're not responsible for personal losses due to theft or criminal activity. Nevertheless, we've taken steps to discourage suspicious and criminal behavior. The community has transitioned to a new courtesy patrol provider, increased foot patrols to seven days a week, and established open lines of communication with local law enforcement. We advise all residents to take precautions such as locking their vehicles and refraining from leaving valuables inside. It's also wise to have insurance coverage for added protection in case of incidents. Our onsite team is easily accessible for prompt communication via text, email, and ResApp. Even though our community director oversees two communities in the Dallas area, there are still resident service managers onsite who can promptly address resident concerns if the director is unavailable in the office.
