I hope you will address as quickly as possible the issue I spoke about regarding the noises when cutting metal or wood at 4 in the morning and the blocking by materials and tools of the entrance closest to my apartment, because yesterday at 10:30 at night it continued the situation. Thank you.

Maintenance and Management did not address my concerns even though they closed out my ticket recent concern on 3/28/24 on the apartment portal. Concern was about the roach problem that I am experiencing that is very unsanitary. Even this evening after the apparent address of my concerns I've had to spray/step on 14 roaches that vary in sizes. I've been complaining since 2/15/24. Even though I pay a pest control monthly fee, my apt has not been tended to or addressed about this concern. My apt has not been sprayed since September 2023. Roaches crawl on me while I'm sitting watching TV, working my telework job at my work desk and even when I am using the restroom, meaning on the toilet. They know my concerns and details but still no response at all to me even though I am available. I am not a happy resident, and have been looking into contacting City of Austin apt code dept. I have been a resident of this apt complex for 14 yrs and this issue has never been this bad. No communication or resolvent.

If you're a UT/ACC student looking for housing for next semester (or anytime), Spanish Trails on Bennett Ave in Hyde Park/Austin, is worth your consideration! After years of neglect that I've lived through, new management/ownership is committed to returning this property to its better days. The outdoors look inviting, and maintenance is timely addressed. Swimming pool is cleaned and treated. A small, quiet complex well-rid of questionable tenants!

So many great things to say about this management company. Erik and his new team did everything within their power to make sure I was into my apartment by Christmas Day which is simply above and beyond work because I'm sure they already had a lot going on for the holidays!! Constant communication around the clock anytime I ever have a question or a maintenance request. Within my first couple weeks on moving into my unit I put in a request because I noticed the dishwasher wasn't running the water correctly - within 1 hour maintenance was at my door to check on it and the very next morning there was a brand new dishwasher on my front porch that they installed that day!!! Zero complaints about the apartment complex and I'm glad to know I made the right choice. The area is a growing neighborhood with a shopping complex in walking distance that is getting plenty of renovations. Less than 10 minutes from downtown and 5 minutes from UT.
