We moved into the building earlier this year. Leasing was incredibly helpful showing a few different units and were flexible with showing units at short notice. The move in process was smooth and the unit was clean and well maintained. There have been occasional issues with one elevator (out of four) being down, but that has happened in all buildings I have lived in. We had a minor issue with air-conditioning over the Summer and the building took care of the issue promptly. The community overall is friendly, with a great mix of tenants, with management hosting regular social events for tenants and their pets. For the rent, and the location, you will not find a better building.

Lived here for a year. The management team is absolutely horrible, Id leave 0 stars if possible. Electric bills were around $350/month during the winter for a 1 bedroom apartment. Highly recommend you look elsewhere.

We moved into the Versailles in August of 2022 and rented here for 14 months. Overall, I would not recommend this building to anyone, and will instruct everyone I know to stay far away. Let's start with the positives: beautiful Prewar architecture, square footage of units, front desk staff, and access to amenity spaces like a dog park and guest suite (more on this later). Now, the overwhelming negatives - just to name a few. - Cleanliness/quality of finishes: Upon move-in, our unit was filthy. Our stove was embellished with crusted-on food, our backsplash was stained, the bathroom grout, fixtures, and tile were filthy. Our washer reeked of mildew, and our windows and windowsills were caked with dirt. After about a week of no communication, management did eventually send cleaning staff to fix some of the issues we encountered - but not before sending us an email saying "we checked, it's clean!" Many of the bathroom fixtures, floor tiles, and backsplash, remained rusted, stained, or splattered with old paint (they needed to be replaced). The unit clearly has not been well-maintained since its renovation. I've attached photos here. - Elevators: Throughout our lease term, it was uncommon to have both elevators on our side of the building working. One of the elevators was out for over a month with limited communication from management on repairs. Only one elevator takes you to the roof, so while those amenity spaces are fabulous, we often could not access them. This doesn't sound like a big deal, but when you're walking your dog at midnight on the street in Philadelphia, having paid hundreds in an amenity fee, it leaves a bad taste in your mouth. - Electric bills: BE WARNED. This is my biggest gripe with the Versailles. After hours of stress, research, and phone calls with EMS (their chosen utility meter reading/billing company - a bunch of scam artists and frauds, I might add), I've discovered that the Versailles is one of a few historic buildings in Philadelphia that are part of the ancient 'steam loop' - an antiquated method of heating that is a MUCH more costly expense than traditional electric heat. If you plan to live here, factor into your budget an additional $400-700 electric bills in the winter months. Management did not warn us prior to moving in, and acted as if this was a normal expense. - Management, as a whole: they are such a disorganized, impolite bunch. I have never encountered a large management company like APG that shows units when they are occupied (we were working from home and had to scramble to move around meetings and take our dog out), that emails in a tremendously snarky tone, and that truly doesn't understand why it's inappropriate to show up at our door when we're working without notice. Overall, for the amount you'd be paying, I suggest you RUN very far from the Versailles - and I would dare to say any APG building. They are slumlords with wine fridges and hardwood floors.

I lived here for two years (2019 to 2021). Its a great location, some of the front desk are the loveliest people, and it honestly started okay (just okay). But Id never recommend anyone stay here now. Ill give a handful of my favorite examples, provided in order of increasing levels of inexcusable: (1) My apartment didnt have the upgraded ac/heating and the washer/dryer kept failing to fully dry the clothes because the water hose couldnt drain properly. (2) There were fake cabinets in our kitchen. They didnt tell us this when we first toured, so note that there may be less storage space than meets the eye. (3) We had a nail sticking out of our floor. They didnt remove it, just hammered it down so it was still painful, just not as dangerous. (4) Water was leaking from the ceiling in the bathroom, but because it wasnt leaking when looked at, and despite the water stains, it wasnt fixed. (5) The dog park is a mess. There was rusted metal peeling from the wall causing/risking injury that I had to duct tape down because the building wouldnt respond to the complaints. They finally fixed it by ripping the metal off so it instead looks trashy. (6) Many of the residents know the universal code to enter the apartments. Yes, there are people who live there who can access your home. (7) Though not all units do, our unit led to the balcony/fire escape. People would sometimes keep chairs, plants, etc out there. One day we discovered the building drilled those doors shut because they discovered structural issues with the fire escape and it was a liability risk. There were no warnings, items were still outside, and the stairwell access way to the roof on the 16th floor from 15 in the first tower was completely blocked. This left residents in the first tower with only the one freight elevator that could go to 16. Despite this, management kept reserving the freight elevator for themselves, never offering any heads up, meaning wed have to call the elevator, wait, get the one that could go to 15, get on 15, call the elevator again, and find out that the freight elevator was not available for tenant use. Management was flippant, saying if we wanted to get to the roof, all we had to do was go downstairs, walk to the back tower, go up the elevator to the 15th floor, and walk a flight of stairs to the roof. If you can help it, dont live here. Its such a shame for a place thats so pretty, in a great location, and dog friendly.
