    My experience has been so bad I actually had to take time to write this review. It get worst as you keep reading. 1) had issues with my window and would not close properly, submitted a work order, took 6 months to solve. The maintenance guy accidentallydeleted the Work order, was fixed after multiple interactions. 2)constant bad smell in hallway due to pets 3) car was stolen inside the garage, no security in the building whatsoever. Why would people come inside the building and steal a car? Probably someone who knows that management is incompetent and they know they can get away with it. Per Portland police officer, multiple cars have been stolen in this building, obviously the property manager will not tell you this before you move in. BTW parking is $215 for a tight spot and 1 security camera. 3) Hot tub was not working from Jan -June. 4) They forgot to refill the gas tanks for the grills. People on Memorial Day weekend were coming up to the rooftop with food ready to grill, just to find out that there was no gas left. 5) multiple packages stolen from front door. 6) they kept overcharging my account for parking for 3 straight months. Multiple emails had to be sent each month to get it fix. 7) cherry on top : I moved out and again, got overcharge for parking and had balance. We informed the office to make the fix, which they didnt. Got calls from collection agents requesting money that I did not owe modera, as a matter of fact they owe me a refund. Overall: definitely past its prime. Poorly managed property, unsafe and dirty. Management does not know what they are doing, truly incompetent.

    The air conditioning doesnt extend to the primary bedrooms in the 2-bedroom apartments and dont get an apartment facing the courtyard for all the DJ parties on the roof. Supposedly not allowed, but they happen way too often.

    I have lived in Modera Pearl for a few months now and have enjoyed every minute. The property is well taken care of and clean. Every single person in the office is always kind and goes above and beyond to help with whatever is with a smile on their face when doing it. I absolutely love my apartment and definitely feel comfortably at home.

    As a student doctor and housing accessibility professional, the below review is my attempt of an objective account of living at Modera Pearl between 2021 and 2023. If you are African-American, this review may also prove beneficial in your informed decision making. Before I begin, Olive, the young lady at the front desk is truly a wonderful soul and compassionate employee. I have lived at Modera Pearl since the fall of 2021. Over the past 6 months, and with the adjustment of leadership, things started to feel........ different. More specifically, the accusations of the smell of smoke became of major concerns during the Spring of 2023. The management team, which is rather inexperienced in their unique roles, conducted a racially charged, and extremely uncomfortable investigation that included, "individual accounts" of the aforementioned smoke coming from the apartment of this writer. After an uncomfortable legal discussion and the conclusion of an elementary investigation, we were disheartened to conclude that the decision to first target our apartment as the perpetrator was significantly racially charge. Modera Pearl represents what I would say is the societal challenges faced by Oregon as a whole. Given the states crippling history with race and race relations, these practices are also observable at this particular community. As an African-African, we are innate to the awareness of when we are not welcomed. I do not say this lightly, and I would not make such a remark if it was unfounded. The air of unwelcome that I speak about is founded in the subtleties such as the maintenance guy entering the elevator and, I kid you not, rolling his eyes without acknowledgement of the minor residents who are also using the elevator. Or when the property manager sends a condescending emailing essentially telling you that you're a "boy". I do not desire to negate anyone's choice to live at Modera Pearl, but I found it necessary to provide future potential residents, specifically black and brown people, just an autoethnographic account of this writers lived experience at this community. If you are able to pay minimal attention to the overarching feeling of being unwelcomed, then this community is right for you. If you are able to ignore the pungent smell of an unkept dog park, this community is also right for you. If you are able to go approximately 4 weeks without hot running water, this community may be right for you. (disclaimer: the management did suggest to the residents to shower between 8:00 am and 3:00 pm, or to use the gyms in the local area, in which they would pay for) Finally, if you are considering moving to Modera Pearl for the amenities described on the website, it is very important to note that the hot tube remains inoperable for about 9 months out of the year. It is nice to walk by and look at when on the roof however. I hope you find the information provided in this writer's account to be helpful in your decision making as you look for a new home. Again, this is only the perspective of a student doctor and healthcare professional, whose focus is on housing access and equality. Take Care.

    Ive lived here for almost three years now and Ill start out with saying that its a great location, has parking spots available (paid garage), is dog friendly, walls arent thin, has nice rooftop views, and has a really friendly staff. However, since being here the spa always seems to be broken and the treadmills in the fitness center have been broken for months. The bike room does not have proper locks, weve had our bikes stolen and now pay for a storage unit within the complex to store our bikes to prevent theft. We also just found out that floors 5 through 9 will not have hot water for several weeks. They also hardly ever clean the windows, it took us 1.5 years for ours to finally get cleaned. The building used to be cleaned regularly, but as of lately, the entire building is not cleaned well - especially the pet area and courtyard. Its a great place to live for location purposes, but if youre looking for an apartment with nice amenities - I wouldnt recommend this complex. We will not be renewing our lease for a third year
