Kristy Weider of Exclusive Property Management in Klamath Falls OR deserves less than 1 star. Kristy never responds to email! She is unresponsive, period. As a tenant for less than two months in 3032 Paramont St., she ignored our repeated requests for correction to the strong urine odor emitting from the stained carpet and our requests to replace the smoke detectors that chirped the entire two months of occupancy. This is a health and safety issue, and clearly Kristy is not concerned about tenant health and safety. I do not recommend that any owner hire Exclusive Property Management.

I applied for a house to rent and did not hear back. Eventually I contacted them and they told me that I had been accepted and that if I didn't give them the deposit soon they would give the house to someone else. I told them I'd overnight them a check if they would email me the paperwork I needed to fill out. They blew me off completely, I sent them emails, called and left voicemails, all with no response. I gave up eventually, until they contacted me out of the blue saying the property had been a dumping ground and there was garbage everywhere and broken down cars that weren't supposed to be there and that they had known about this for awhile but that they were trying to get the city to do something about it. (Thanks for not disclosing that in the ad, by the way!)
This was followed by them sending me a deposit to hold form that of course stipulated that I would be monetarily liable for any garbage on the property. Frankly, I don't trust them. I contacted another property management company and made more progress in 30 minutes than I did in about a month of dealing with Exclusive. At best they're unreliable, and I have a feeling that given how little they care about contacting customers you would be screwed if something went wrong with a property you were renting.
