image If I could give Gary zero stars I would. He was the seller's agent. We, the buyers, needed lender required repairs, we were willing to pay for said repairs. The seller would verbally agree then he would convince her otherwise by the time she was to sign papers for the repair. This happened several times over and each time they would come back asking for more. In the end, he wanted us to assume all of the risk: release earnest money and be responsible to prove the foundation was adequate to our lenders. This is not normal.
He was slow to respond, failed to pass along all information, he was paranoid that we would die or something else crazy would happen to our already conditionally approved loan (the only condition was the repair we asked for). He failed to coach his client, for example, she wanted us to sign an addendum specifically stating that we wouldn't want to buy her personal items. Among many, her listed items were her shower curtain, coffee machine, and gifts from her mom.
He was disrespectful to our transaction manager by being all but outright sexist. He would scold her for speaking, answer her questions to our male realtor, even hung up on her. My realtors said they would refuse to work with him.
We liked the house but we're simply not willing to be bullied into assuming all risk for something that the seller should have been responsible for anyway. Working with him was an absolute circus.
NW Realty, please know that no matter how this sale went, I would be posting this, I was simply waiting until the end. His behavior was absolutely dispicable, especially to our transaction manager.

I'd be happy to share the communication that came directly from my lender stating that the only condition left to satisfy was the foundation work with anyone who asks. This is a standard requirement of an FHA loan. Reader, if you don't believe me just Google it for yourself. We brought it up as a requirement before the seller even accepted the offer. After the work is done, the engineer must certify that the foundation work was done properly for approximately $400. By the time we got to the fifth counter we were ready to walk as well. Our signing of an addendum to make sure we understand we weren't purchasing door hooks and artwork was why I called it a circus, Gary let bizarre things be asked for. And finaly, like I said, I would have posted this review regardless of the outcome of the sale as Gary's behavior was absolutely dispicable.

This couple was not my client. I have not ever met the Mills or talked with them. They were working with another agent in a different office. They wanted to buy a client's property and are upset with me because I did not try to get a sale together for them. Instead, I worked for my client's best interest and suggested she not accept an addendum asking her to get an "engineer's report on the foundation and pay for all recommendations in that report." I suggested that this would commit her to potentially a very expensive repair which I knew she could not afford. My client agreed and refused to sign their request, so the sale fell through.As far as being slow to respond, I communicated with their agent that my client had not yet made a decision on several occasions. She is careful to decide at times. This home is her baby and I was not willing to be overly forceful with her. Regarding the transaction manager... she came on really strong to me. She told me that "I needed to" or "you should" do several times. During one conversation she would not let me say anything, so yes, I got upset with her. I told her, "my client is not going to get bullied into making a decision." If that is disrespectful, then I was disrespectful. I am not on any blocked list that I know of. This attempted purchase apparently was a circus for them because they did not get their way. I am sorry it did not work out for them on their terms. As a final note, the foundation issue that stopped the sale was never a requirement of the Mills' loan.Now we have another sale together with a family that, after being fully aware of the initial inspection results and getting their own foundation inspection, is not asking for anything to be done with the foundation. Also, their lender has no foundation requirements. I have been a Realtor for 45 years. All my clients are referred to me. I have been blessed with that support for over 30 years. Do I work for these clients in the best way I can, yes. At times does that mean to tell them to walk away, yes.

image I am appalled by the awful comments Ms Mills wrote about my agent Gary Rodgers.
The buyers came to the table with a lender/loan that just could not make their ideal scenario come true for them and too much out of their price range causing them to keep digging into my pocket.
They pushed too hard for a full cost repair that was not needed at all and also wanted me to cover full cost for an upgrade because of the type of lender/loan they brought. The buyer helped with nothing and the demands were too excessive and unreasonable on top of other costs they asked for.
I appreciate their interest and sorry it turned out not to be a fit for them.

Gary has been an incredible agent and stuck by my side through this whole nightmare. He stood by me throughout this ordeal respectfully and professionally.
Not once did he ever mislead me through the negotiations with this buyer and provided his expertise and time toward this process very adequately .
Never has Gary treated me with any sexist prejudice either. In fact, he was genuine and sincere and incredibly knowledgeable. I have no doubt he was just as professional with the buyer and their agents.
I wouldnt have to think twice about referring Gary to a friend or stranger. I trusted him throughout this process and he stood his ground for me as needed and did a fantastic job protecting me.
I am incredibly grateful to you Gary Rodgers! I could not have asked for a better agent!
