I've never seen a worse management company anywhere in the US. The slum of slum. If you are a renter, don't expect fixes without the owner stepping in to do their work every time. It can take a few months to get anything done. If you are an investor, don't expect to pay just what you agreed to. They will automatically opt you in to extra expensive services and will give excuses endlessly for why something was delayed or has extra costs. Never allow them to choose the maintenance service. If you choose, you will get excuses that your choice (5/5 with 100 reviews) was not responsive and the next few picks off Yelp were the same. These are the highlights.

Wasn't even able to rent a property because of neglect and the absence of management. Yesterday I scheduled a self tour for a property out in Gresham and the battery on the locking mechanism was dead, so they told me to come back today and I did. Despite the fact that the carpet needed a deep clean and I would have had to remove trash from the property myself I decided to apply anyways. There is a clear reccommendation on the instructions of the application that you create a profile with PetScreening (wether or not you have a pet) before you start the application for the apartment and it costs 35.00$. Spent about twenty minutes filling this out, returned to the original application, and the property had been removed from the website because it is no longer available. Called to have my 35.00$ reimbursed and they cannot do that because PetScreening is a third party service. Trying to find a place is stressful enough. I will not be renting anything that uses this company.

We were in a weird situation where RPM took over management of our property halfway through our lease term... However, they seem experienced in managing properties - like their after-hours key return drop-box and their online rental payment system. Only complaints are we had some issues communicating with them (we got differing answers regarding our lease from 2 different people at RPM; at first they were only calling one of us instead of emailing everyone and even then did not use "reply all"), and their online autopay system did not end at the end of our lease. Because of this, we were charged an extra month of rent, but I called RPM and spoke with Ann, was very helpful and quick about resolving the problem - sending a check, and cancelling the autopay for the other residents! Overall, I appreciate the professionalism of RPM - they know what they're doing despite our unique situation and the communication issues.
