    I wish I could give negative stars. I tried to take these reviews with a grain of salt because I realize that normally people only leave reviews when they complain, but I should have listened. Harry, the property manager, is arrogant, condescending, rude, and he tries to pretend like he's a lawyer to scare you. I have rented many times before and I know the laws and tenants' rights. Just look at his replies to people that have left negative reviews. That should give you an idea of his rudeness and arrogance. He's difficult to work with and impossible to get ahold of. Originally he quoted me $1,100 per month, but I have a doctor's note for my animals so landlords aren't allowed to charge pet rent or a pet deposit. As soon as they realized I had animals, the rent became $1,200, so they found a way to get around the law. But we were desperate so we took it. The apartment had a bunch of broken stuff when we moved in that he said he would fix and never did. We had to hang curtains over our closet doors because he wouldn't fix the doors themselves and it was impossible to get in and out of the closets. The blinds were broken and he said he would fix them and never did, cabinets broken and never fixed, drawers in the fridge broken. He did get new drawers for the fridge. The apartment wasn't completely painted and the baseboards and closet walls were marred up. He cuts a lot of corners. I will say that when we had a leak, the dryer stopped working, and the water heater went out, he promptly fixed them. Those were the only good experiences. They raised the rent the maximum Oregon would allow after we lived there for one year. We didn't gamble with the second year because that would have put us over $1,500 per month. Then he took a huge chunk of our deposit when we moved out. He needs more staff but I'm sure he doesn't want to pay for them. I realize that apartments are hard to come by right now, but if you can avoid it try to find a different company.

We are surprised to get this review because in 9 years of business, this is our first negative review that we have seen. However, we address the allegations: Our tenants give us very good reviews and some have tendered unsolicited gifts. Of course, landlords start out being perceived as ogres because tenants often do not like being directed to play by the rules of the lease. The tallest nail gets hit the hardest. Fact is Sarah and her family lived in the residence for a long time, which makes one wonder why they did not depart sooner, which they did not. But, yes, a good landlord abides by the rules of the lease contract to care for the owner's expensive asset with this one nearing 1/2 million $$ in value. If our enforcement is deemed "acting like a lawyer to scare tenants", so be it. We are busy and do not relish "scaring" tenants. We dispute difficult to get ahold of. In today's world of calling, voice mail, texting, email.......possible??? -- As far as rents are concerned, rents are only increased when owners instruct so. And, Oregon law only allows increases usually once per year maximum as in the case here. That is the hard law. --- With regard to the closet door: The tenant told us to take out the doors. They are easy to adjust and make fine, but instead, Sarah told us to take out and we did. It could go on and let us say this --- Finally Sarah and her partner moved out soon after they had a series of loud fights and even went upstairs to hassle and threaten the upstairs tenant who asked for quiet ( had a new baby at home who needed sleep). Ultimately the upstairs tenant left as they were fearful and upset with the goings on in the building. Again, our record with tenants is positive, we have never had a formal complaint filed and we can provide references from tenants to that effect. Based on what we hear from new tenants and applicants, our care level for tenants goes above and beyond the market norm but we will not tolerate lease violations and law violations for the benefit of owner and neighbors.

Hello Andrea. Admittedly, when matters got toxic, we pulled in our horns. However, ultimately then the Oregon Real Estate Agency investigated and ruled and same with Better Business Bureau, our company was adjudged clean and in good standing. We always seek to operate at a Higher Standard as long as those we interface with are fair and civil.
