    (New Review) I can no longer highly recommend this location to people moving downtown for work. It's still a great option, just no longer for me with the current atmosphere and price point I can't comment on any changes after June 2020. Cons: 1) Noise levels rising (they're reasonable but it used to be very quiet) - music on some floors, animal noises, cpap machine beeping. 2) Cutting corners on renovations - painting over ceramic tiles, not removing ceiling fixtures when re-painting. 3) Inefficient heating/cooling - it's cheaper to run a space heater or chiller in each room than to use the central system (some rooms have new units that might be more efficient). 5) Old windows are very drafty. 6) You cant place anything on the windowsills without it sticking to them. It's almost like they've been painting over some type of vinyl for years or are using the wrong type of paint/surface prep. 7) Rooms on the North side now have light coming in from the new hospital parking lot. 8) The gym that they promised and advertised for years finally arrived and is a letdown and the shared balcony has been a work in progress forever. 9) Rent increases above inflation levels (old review) Would highly recommend. Pros: 1) Wonderful location: close to downtown, but not on a busy street so it's surprisingly quiet, 2) Respectful neighbors, 3) Free parking near building, 4) Competitive and reasonable pricing, 5) Responsive maintenance staff. Cons: 1) Junkmail, 2) Struggled to initially secure a lease *Photos taken from a balcony.

    I lived in an apartment here at Canal Square from 2016 to 2018. I only moved because I changed jobs and moved out of state. I would strongly recommend renting an apartment in this building, which is managed by Testa. My sense is that the apartments vary in terms of both size and spec. Some are very recently refurbished. Others are less recently refurbished. As I understand it, all new tenants get some brand new appliances, carpets, and a fresh coat of wall paint throughout the apartment. Although my apartment was one of the less recently refurbished apartments, it felt new because of the new carpets, appliances, etc. If you want a very up-to-date kitchen (countertops, etc.), you'll need to get one of the more recently refurbished apartments. These "better" apartments are also more expensive. My apartment had amazing natural light with twelve large, opening windows on three sides of the apartment. All the rooms except the bathroom were spacious. A few cutaways and the like along the walls, plus all the windows, can limit how it's possible to arrange furniture in the bedrooms, but I did't find this to be a major problem. Also, the double-glazed windows are not 100% draft-proof, such that it's not a great idea to put a bed up against a window. Again, this wasn't really a major problem, just something I discovered the hard way once winter set in. All those great windows mean that a/c in summer isn't cheap. The maintenance and office staff here are truly amazing: prompt, helpful, always very professional, and friendly. I've lived in many rented apartments, and I've never experienced anything close to this level of dedication, courtesy, and help. Especially Darrick. For the entire time that I lived at Canal Square, the gym in the building was "coming soon." I get this must be an extensive building project. My advice to anyone looking at this apartment: unless you actually witness the gym in the building fully up and running, assume that the gym will never open during the time that you live there. Best to be realistic. Same with the "residents' balcony," which is currently merely an unmarked fire escape onto a large roof area with no view. As well as the great apartment, building, and office/maintenance staff, you're also paying for the location at Canal Square. You can walk to the Children's Hospital, downtown banks, and U. Akron campus for work or school.
