    I am very sad to write this review for many reasons. Over the last few years, I have tried to put this behind me and move forward but as I am picking up the pieces from such a horrible home purchase from Joe Procopio and his team, it is my hope that someone will read this and avoid making a mistake with one of the biggest purchases that most people ever make. I purchased a home from Imperial Custom Homes about 6 years ago. I knew that there was a problem with the floors in the home and stated that to Mr. Procopio. He promised that the flooring issues were minor and that they would be corrected in his one year warranty. Because of a business venture that I was involved in, I stated that if we could write in the contract that he was aware of the flooring issue and would correct it, then we could make the purchase and move forward as this home purchase was hindering my business venture from moving forward. The contract was written and signed. Within the first year of being in this newly built home, I had major leaks in two of the three bathrooms and the kitchen. As other problems would arise, he and his team would refuse to come over to address them within the first year and refuse to speak with me over the phone to the point were I had to take off from my job to wait to speak with him at his place of business and wait all day. Other major problems have included faulty electrical wiring. And then, there is the flooring issues (the boards were raising up and popping for no reason separating from the subfloor) to make a long story short, I was blamed for this when we had in an agreement in writing that we could see the issues before the purchase. I was accused of allowing my dogs to pee on the floor regularly which caused it (they are well trained by the way), and he argued this when he realized that his bad work could not be fixed and had to be removed and replaced. Over the years of trying to get my floors corrected by his team, he once bought over a flooring guy to finally fix them and then the guy never came back to do the work. I contacted an attorney unfortunately. The attorney saw everything and was more than willing to take the case but the cost was more than the cost to replace the floors. Therefore, I set out to replace my floors. I called in several companies for an estimate and all of them said the same thing. They gave the estimate and then said that they would not touch the project because of moisture in the crawl space (on a new house mind you.) I had to encapsulate the crawl space before the floors could ever be touched. So my new build that I was thinking would be relatively maintenance free for a few years anyway and allow me to focus on other areas of my life, has needed more than $35,000 to correct. Sometimes, in life, one can buy a lemon. I get this and while unfortunate, it happens. To this I say that there are a lot of lemons out there that Joe has built. I have heard countless problems from homeowners that have purchased from this company. Most of them include moisture problems and major water damage!!! BUYERS BEWARE: He will not honor his warranty and is a fast talking man that is not of his word. I do always try and say something nice about a situation so I would like for the readers of this review to know that this company builds beautiful homes. I would not have purchased it if I had not fallen in love with the cosmetics of it and its location. Please do your homework before buying from Joe Procoprio and Imperial Custom Homes. I believe that he owns another home building company as well. If you seek out other people that have purchased from this company, there is a great possibility that they will tell you this same experience. I hope that this helps.
