    I moved here in September and am loving it so far! The apartments are very nice and spacious. The staff is amazing. Any issues that I have had, have been taken care of quickly. There are so many amenities including a dog wash station, dog park, walking trails, and gym. I would highly recommend!

    We have lived here for almost 3 years now. The apartments and the landscape are very well kept up. Anytime we have had an issue all of the staff have been professional, nice, and quick to take care of things. Thanks in particular to Sam in the office and Robert and Alan in Maintenance for all they do.

    I am so disappointed! When I first moved in last July, I was excited and loved the view out of my bedroom window, that overlooked the pool and gorgeous lights that reflect shine in the water. Then reality sunk in! The bathtub pipes were caked with a black substance that flakes off in the shower and faucet when running the water..I will never drink the water here, ever! Then there’s the carpet that appeared clean for the first week or two but then the stains and nasty carpet never seemed to get clean ( even with two vacuums going ). The icing on the cake is when the domestic verbal abuse started above me and to no avail, the cops have come and gone three times and the guy remains allowed to stay?! Why should I suffer and he remain 🤷‍♀️?! There’s also smoke coming in continuously from upstairs and the prior assistant manager told me to buy a 400.00 air purifier?!?! I have mold and smoke intolerance and I specifically asked if they allow people to smoke, and my dad and I were told no, but that’s not the case! Whoever it is above me continues to smoke and I’m sick enough as it is! I definitely don’t feel safe here and Worry if I come in late that the loud verbal abusive guy is lurking. I have not felt this unsafe before, and the apartments are not worth the money. I can’t get out soon enough! Oh, the three stars are for maintenance...they are great! Now Sam the manager states that she addressed these issues with me, yet the bottom line is, is that I was always told I’d get a call back and even promised they would move me, but each time I called back I was told the girl who I spoke with ever communicated with the manager. The staff turnover was blamed for my issues not being resolved. I would recommend reading every review since they’re posting the best reviews up front!

    My experience after 5 years of tenancy. My lease ended April 26, 2021. I voluntarily vacated, having paid my rent each month, up to the final month. With moving costs etc., I was waiting to receive my final balance, (as was told to me), and planned to remit payment once received. I received a "non-certified" final balance letter from the Hawthorne management, May 21, 2021, requesting the final rent payment, and claim for some damages. I responded with a "certified letter” (which records indicate Hawthorne received May 25, 2021), remitting payment for the final rent payment, along with a check for the damages I acknowledged, and acceded to. I explained in that letter, that there were "pre-existing" damages they were claiming and referred them to my move-in inspection which they should have on file and would support my dispute. I informed them that I documented the condition of my dwelling with move-in and move-out pictures/video. I also requested proof, (in the form of pictures and receipts) of the damages I was disputing, which was within my rights to request. (Hawthorne was claiming damages like: Carpet tears/worn. I had resided there with the carpet nearly 5 years, and it had not been replaced prior to my move-in; pet scratches to a wall, which surely were covered within the scope of the $400 I paid in pet deposit, - just to provide a couple examples). Despite my response and request for proof, I never heard back from Hawthorne. October 1, 2021 (nearly 6 months later), I was fortuitously alerted by my credit agency monitoring system, that a collection had been added to my credit report by Hawthorne c/o of a collection agency (I'd never heard of, or from either). The amount reported to my credit was for the "precise" amount they requested in the final payment letter. I was obviously baffled, as I paid them and have confirmation they deposited/cashed those payments. The final rent payment was deposited by Hawthorne on 6/3/21 and the damages payment on 6/30/21. After consulting with professional/legal officiates, I was advised to pursue remedy of this matter, and demand removal of this inaccurate and false debt from my credit report, as well as report the non-compliances and violation of my tenants' rights to the appropriate authorities. That is underway. The non-compliances: a) Leasing Co. has 30-days to respond to disputes over damages with proof and receipts of repair/replacement for damages claimed. b) Leasing Co. is required to maintain move-in inspection records. c) Leasing Co. cannot attribute worn/torn 5 Year+ carpet to tenant as "damages". It falls under normal wear and tear and must be replaced regardless due to age. d) Leasing Co. cannot charge tenant for pet scratches to wall paint, when a pet deposit is on file, which exceeds the amount being claimed as "damages", and the tenant lived there for nearly 5 years e) Leasing Co. cannot accept, and deposit tenant payments, and then not ledger/apply them to the tenant's account, and then report inaccurate outstanding balances to a collection/credit agency, damaging a person's credit profile. When I first moved to Hawthorne the leasing team at that time were impressive in their courtesy and professionalism. As is obvious by the date of my post, (nearly 6 months after vacating Hawthorne), I had every intention to just chalk up my tenancy there, to a learning experience. Despite being assured I will be able to remedy this matter, it is still such an unnecessary travesty that I must go through, to rectify such egregious errors not of my own making. It takes time to get matters of credit rectified, and in the meantime my credit worthiness is affected, and my economical livelihood infringed upon. It is unfathomable to me, that after being a 5-year tenant to this landlord, who never caused any trouble, paid their rent in full, and never took advantage of any pandemic moratorium, I would find myself in this situation because of the landlord. t is unacceptable, whether by negligence or intentionally. In any case, that's my experience.
