Weve been living here for 8 months and love this building. Super easy access to the 2/3 subway line and a quick walk to many others (J, 4/5, A, E to name a few). I love the gym and easy access to groceries when the weather is bad. Staff is beyond nice and supportive and responds to apt issues normally within 20-30 minutes. They are very pet friendly and have a lot of nice layouts for cats (hard to find walk-in closets outside the bedroom for litter boxes!). Noise is great for apt living in the city (live on 15-20 floor and only hear low levels of honking when its quiet in the apt). The neighborhood is quiet as well with minimal foot traffic until you hit broadway or water st. Overall, it has been a fantastic first NYC apt experience.

I signed a lease for an apartment in 70 Pine, but upon collecting my keys the apartment was in such shocking condition that they asked me to move in another day. Five days later I came back to inspect the apartment and there was still a lot of damage from the previous resident (photos are from the second inspection). I told them I was unhappy with the situation, and they said that their finance system was being upgraded and so they couldnt refund my deposit (theyre holding over $9k) and that I had to move in because I had signed the lease. Huge regret.
