image I just recently moved to a one bedroom apartment here at Hutton and things have gone well thus far. My apartment had been renovated with new appliances before I became a new tenant. The property grounds are well kept and there is a diverse resident community. Franklin Middleton has been a great help all throughout the application process with phone call and email check-ins. I would definitely recommend this property to anyone looking for a community with a suburban feel.

image I am very disappointed with the owner and payment management at Hutton Lafayette Apartments in West Orange, NJ. Was charged for an NSF (Non-Sufficient Fee) for an accidental duplicated payment that was made on the first week of April. It could have happened to anyone. How many times have we all hit the submit buttons when we think it did not go through only to find out you were charged twice? So rather than waiving the second fee, the owner and payment management say, NOPE. You pay. Wow! Greed has taken a whole new level. So to everyone else, make sure you don't make the same mistake. I mean after all, aren't we all humans? Some upper-class individuals don't think so. Unfortunately, this has become the new norm in the USA. It's no wonder everyone is fed up with this system.

image What do you do when you have a problem with a neighbor but they are friends/family with the ladies at Hutton management? Just this weekend the lady from management took the neighbors child out and played babysitter for the family. The mother comes in the afternoon to pick her child up and even drops him there before school. Ive never known a management team to watch tenants children, take them out and have them over as much as the ones at Hutton management. Whether friends or family this is favoritism, now I see why it felt unfair for me and my family. The walls are super thin where you can hear constant footsteps, full conversations and even when utilities are in use. I asked surrounding neighbors and they had the same noise issue with the same family. Following police and lawyers advice I was going to send a summons for court. After 4 months of constant loud noise, children playing roughly, yelling and being left alone unsupervised in the unit thats when something was finally done for them to move. Unfortunately it was too late for me and my children who are no longer with us!!! I had absolutely no peace and quiet in my own home and by doctors orders needed rest. I dreaded coming to the apartment. The mother even lied to police about leaving the young children home alone which caused noise and when I told management this is what was causing some disturbance they said children being left alone was none of their concern. The office manager lady Tania told me to collect evidence, I have voice recordings, made a whole Google folder and footage from my door camera and gave them all to management but that was NOT enough. Their response was we havent heard from you all week so we assumed the noise was not that bad. If it was we would have had a call or something from you everyday if it was actually that bad. I took accountability and I apologized for knocking on my part but the pettiness and favoritism of the ladies in the management team became very clear and who they sided with from the start. They continuously brought it up and never showed support for my concerns and my babies suffered because of their negligence. The police even agreed with me when I shared with them the noises I was getting and said it should have been investigated by management. But management did NOTHING BECAUSE THEY ARE FRIENDS WITH THE DISTURBING TENANTS! During this familys transition into the unit I was pregnant. Days before Christmas I was exhausted and in the middle of the night I lost both my little twin boys. I believe the lack of peace and rest that I was not getting in my own home and stress with the neighbors caused me to lose my children. I even explained this is to management they did NOTHING until my babies died! From my point of view Hutton Apartments and the ladies at management who are friends with the family that moved into the unit played a roll in my kids' death. Theres not a day that passes that I dont cry and still go through therapy. The neighbor is lucky to have her 3 children while I am left mourning mine. Unfortunately, one of my babies was born and died right here in the apartment before I made it to the hospital. Its dreadful that I still have to live here because management refuse to break my lease and want to charge a grieving mother in order to move. If youre okay with loud noises, petty management, and not knowing if theres active children above you or do not want peace and quiet then this is the place for you. Aside from my personal hardship there are pluses with the other people here and pet owners are amazing! I rather spend twice as much elsewhere than here ever again! Sorry for the long review but this has been so heavy on my heart that I dont want any other woman or family to go through the terrible loud apartment experience and loss that I did. Thank you!

image I dont usually write reviews but, for Hutton Lafayette, it has become necessary to shed light on my ongoing ordeal as a long-term resident. My experience at Hutton Lafayette has been marred by an unrelenting mice infestation issue and an alarming lack of urgency from the property management in addressing this problem. Despite multiple attempts to bring this issue to their attention, they have consistently dragged their feet, offering nothing but subpar communication and resolve. The most egregious part of this situation was their expectation that I wait for weeks at a time for a service visit from their contracted pest control service. This is not only inconvenient but also highlights their negligence in ensuring a habitable living environment for their tenants.
Moreover, their response to my proposals and compromises to alleviate the problem has been disheartening. I even suggested vacating the unit to allow them adequate time to treat the unit, but my pleas were met with refusal and indifference. For the MONTHS that Ive had to endure this, Ive continued to pay rent ON TIME as Ive done consistently for years. This is in spite of the fact that I was eventually left with no choice but to vacate the unit due to the ongoing mice infestation. This blatant disregard for the well-being and peace of mind of their residents is appalling and demonstrates their lack of commitment to ensuring a comfortable living environment.
The mice infestation is not the only issue plaguing Hutton Lafayette. There have been other instances where tenants have endured months without proper heating during the winter. The property management's solution was to provide a small space heater that proved ineffective and insufficient to combat the freezing temperatures. This kind of response is unacceptable and is just another example of their lack of consideration for the basic needs of their residents.
I have been a loyal resident of Hutton Lafayette but, despite my commitment, I have been unable to secure any resolution to this very serious habitability issue. The property itself has potential - The units are visually appealing but they have been known to cut corners to save money. That said, dont be surprised if your kitchenware comes tumbling down. Ive lost several cups, wine glasses, plates, etc. due to the cheap construction of the kitchen cabinets. Their response? You shouldnt put such heavy things on the shelf... Truly laughable. I would think twice before considering a lease agreement with Hutton Lafayette.
