    David Yurovchak was recommended to us by a couple who are both real estate agents (The Thompsons) as they said he was responsive and on the ball so in mid 2021, David set us up with John Panich. With credit in the 780s and zero debt as well as interest rates at around 3%, I pre-qualified for a mortgage, IIRC, in the high $500s. I picked a home with KB Homes and put roughly $50,000 down. Being out of state, I was told by both David and John that I would only need to put 10% down (they ignored the fact that I had told them I would be self-employed in Nevada) and John assured me that my rate would be a touch over 3%. January 2022 rolls around and the fed announces they're raising rates - I called John and asked him about it and he assured me I was staying in the low 3s. For this reason, when KB homes called and offered me a rate in the high 4s, I turned my nose at it and as I was already locked in. It turned out, he had never locked the rate so when I contacted him in June asking if my rate was still locked in, he didn't answer...for two weeks and I haven't heard from John since. It was then that I received a text from David introducing me to Melissa Barney who would be my new loan officer. There was no explanation of what had occurred but I pressed her and quickly found out why: John Panich had been 'asleep at the wheel' so to say and never locked in the rate. Melissa, who came across as very polite and genuinely sympathetic, explained that John no longer worked there and she wasn't sure why but that the file was a complete mess. They then informed me that we needed to put an additional 10% down on my home on top of the 10% I had already paid to KB homes because I was going to be self-employed in Nevada. Now, to put this in perspective, I had paid $51,500 and they were requiring another $51,500 or else I couldn't get a mortgage. That was all of the money I had in savings to pay for the move, an emergency fund, a fund to purchase a work vehicle, liability insurance, et al. In other words, they made it impossible for me to move. Despite being absolutely livid, I was so stunned I couldn't say much at all. That was bad enough, but then they hit me with a second bomb: because John had never locked the rate, the lowest they could get me was a 6.5% AFTER I had spent $20,000 buying down points. They then toyed with the idea of combining it with a HELOC, etc. but couldn't figure out a way around the additional 10%. When I did the math, I realized that if I paid that additional 10%, I would have been left with something like $280 total in the bank. Now, there was no apology from David, no acknowledgment that this had fallen apart under his watch, now accountability. He just acted like this was all par for the course and appeared to preferred handling as much as possible between us by phone conversations, which was a red flag. Even then, he was vague. The closest they came to a solution was for us to have a friend or relative write us a letter stating we had been living with them and could therefore deduct the rent from our total expenses. It sounded fishy so I asked around and was received the same answer from all in the know: it's straight mortgage fraud, don't even think about it. I immediately started looking for another lender without telling them and that afternoon, found someone who was competent enough to handle it legally and so after a back and forth of two weeks with them, I told them I no longer needed there services. I ended up closing with a 6.1% on a conventional and instead of $2,400 a month payments, I have $3,400. The new lender said he'd never heard of David Yurovchak or John Panich but said he definitely wouldn't give them jobs if they came knocking.

    Amazing people at Guild Mortgage. Zack Gemmill is a great loan officer and we couldn't have done it without him. Buying a house is alot of work. With out the proper guidance it can be a nightmare. With Guild Mortgage and Zack Gemmill processing our loan it took the stress out of buying a home. I can't say enough about thier team.
