I recently signed a lease for this property without having seen it beforehand, and I must say, it turned out to be an incredibly seamless move. Melissa, the property manager, is not only the nicest person but also extremely helpful. The residents living here are equally kind and super friendly. I wholeheartedly recommend this property, giving it a perfect 10/10 rating. It's conveniently located close to downtown while nestled in a beautiful neighborhood. Additionally, Tower Grove Park is within walking distance. As someone new to St. Louis, I am grateful that I chose to sign with this property

I really enjoyed my time living at Grand Flats. The building is new and very well kept and the amenities are great. Alex, Bri, and the maintenance staff were always very professional, attentive, and welcoming. I highly recommend everyone come check them out.

I've been living here for almost 2 years now and it's been a wonderful place! The staff are always friendly and more than happy to help with any issues that come up. Work orders get done rather quick, and if an immediate fix isn't available, they offer other great solutions in the meantime to compensate. Parking is semi pricy but it's worth it as it's a gated lot and very secure, plus your spot is reserved. I personally haven't had any major issues living here.

Grand Flats Apartments is the ghetto of the luxury apartments in St. Louis. Im not going to renew my lease. Ive lived here for almost a year. And here are the reasons why: The coffee maker downstairs isnt working half the time. The dog run area stinks to heaven most of the time. They need to clean or replace that Astroturf. The dog spa sinks really bad too and they havent replaced the towels Since Ive lived here, or washed the dirty ones in the bin in there. Most of the time when I go to work out, there arent any towels in the gym or paper cups for water. There werent any towels several times I went in there. Its honestly not much of a luxury apartment. It feels like it when you first walk in, but the amenities inconveniences just arent there. Oh, *WORST OF ALL* There is no Maintenance emergency number. I have asked for one several times and the staff Says there isnt one & just put in a maintenance request with high-priority. I asked them if a maintenance request was high priority will get me a call ASAP, and they said it will be the next business day. I asked them what happens if I have an actual maintenance emergency. They just said sorry we dont have one. I have managed to get the personal phone number of a couple of the maintenance people but thats uncomfortable and I shouldnt have to be put in this position. Furthermore, they havent answered when Ive called. One time, I needed to call the Maintenance emergency phone number, & I ended up having to stay the weekend at my friends house until I can get a hold of someone on Monday. There are smaller things as well, such as that there was a bunch of of hair in my sink when I moved in. But I overlooked that, at the time, thinking I was moving into a great place. What am I paying this high rent for? PS. These problems didnt exist until the old manager left and I think August. So when you are reading reviews, keep that into account. Things went down after that. Back then, there was a maintenance emergency line. You could call after hours, And all of the other problems werent as bad. Although, in my opinion, it still wasnt the level of a luxury apartment. And Ive lived in luxury apartments for years. I imagine going forward you will get more of these like mine.

I rented this apartment for 3 years. In the first year was manage by another company, different that is today. Has been a lot bad changes lately. The new staff has a policy close door, very cold. Dont ask for any help. The new manager is very untrained and clearly has no experience in the business. They had a big problem with the water leaking that destroyed 3 units back in December 2022, a month after that, I have water leaking at my unit. They open a hole in the ceiling and toke more than 3 months to close. No sorry or no feedback, until I had to tell the manager that I was starting to put my lawyer into it, that was a different one from present time. All she could tell was that was insurance problems. The pool is always closed due maintenance problems, the trash smells for days, the lobby is always dirty and the garage gate is slow and get broken pretty often. When I moved out they treated me very poorly and did not even apologized for all the problems I find there. I DO NOT RECOMMEND THIS PLACE. Is far from a Luxury apartments. To expensive for what they offer. Glad my contract was over.
