So many ups and downs at this property. Nice facilities, mostly clean space, secure, central locationtheres a lot to like. However, lack of respect for shared spaces and general disregard for neighbors is rarely thoroughly addressed. These apartments were recently updated. Theres a lot of new but cheap appliances. Thankfully, maintenance is quick to respond when you have an issue but they cant handle every issue that comes up (nor do I expect them to be able to). Our HVAC broke andfrom a combination of lethargic management and delays with the original vendorwe were without it for 9 WHOLE MONTHS! Now were waiting over a month for a new washer and have to use the shared laundry room. Ive had worse laundry experiences but dont expect the majority of people to care about removing their items in a timely manner. And much like every other place in this part of town, its only a matter of time before your car window is smashed. We have a gated lot (with a gate that breaks more often than it should) but it does little to deter thieves. They brought in security that appeared sporadically for a few months then were never seen again. The mini market and coffee machine are definite highlights. The market is usually pretty well stocked with a decent variety; we utilize it multiple nights a week. And while the coffee machine isn't technically free--it's included in the amenities fee of the lease--it's beyond convenient to have bean-to-cup brewing available onsite. It's not unusual for people to leave huge splatters of coffee or used creamers sitting around but it's kept stocked and cleaned during the week. The apartment doors are a whole other issue. Yes, the doors. They, and the door frames, are metal. And they have no mechanism to make sure they shut quietly. So if you end up with discourteous neighbors, be prepared to endure endless slamming and wall shaking every time they enter or leave their apartment. In general, I think most people will find The Delmonte a decent space to live in. I just wish the threshold of common courtesy among residents was higher. Management could use an extra person onsite too. I know we're not a large building but before Keeley took over there were two leasing managers onsite. Now we're down to one and it's unfair to expect them to be able to efficiently support anyone. And whoever was paid to remodel these should be giving yall a refund; paints of coat so thin you can see the color underneath, poor finishing details, cheap materials, and shoddy workmanship are apparent. And ANOTHER thing: why is the bar area of the countertop so high!? Im a tall guy and I couldnt find a barstool that was tall enough even for me to make use of them. But hey, bugs arent an issue here and that counts for something.

Great office staff, and the square footage to the price is excellent compared to other apartment complexes. Secure entry to the apartment and to the apartment rooms by swipe of a keyfob before you can get in the building or use the elevator. Also very clean.
