I was interested in leasing an apartment through Del properties. After getting a tour through Angela, I was very disappointed with the way it went. When she arrived, she didnt even introduce herself to us at all. She just unlocked the door and walked in. When I asked how her day was she responded with busy. Throughout our tour, we were trying to make small talk about the apartment but she kept mentioning that she was wanting to rent the unit out to her friend. She then proceeded to show us how she thinks her friend should set up the apartment. She wouldnt really answer any of our questions and was honestly acting annoyed with us the entire time. she kept trying to get us to tour different apartments in different buildings, which was odd to us because we werent interested in any other unit but the one we were touring. At the end of our tour we asked her to send over the application ASAP because the apartment was first come first serve. We kept messaging her to send it and after three days had gone by of multiple reminders to send the application, she never ended up sending it. Therefore I called the manager Lori to see if she could send me over the application. Lori then told me that the apartment had been rented out that day, so three days after we had already toured and been asking for the application. If youre looking to get your dream apartment, dont be surprised when they rent it out from underneath you.

I lived at Norman School Lofts from 2018-2021 and Congress Lofts from 2021-2023 - so I have plenty of experience with Del Properties. While Del Hedgepath's history as a slumlord should not be overlooked, it wasn't a horrible experience living his properties (until it was). At NSL, I was the first occupant of the unit so everything was new and beautiful. My first year here was wonderful - neighbors mostly kept to themselves, pool wasn't usually packed, and it was a great location. Lori was the PM and she did do her best managing the property. About a year into my lease, a man moved next door and almost immediately the trouble began. 4am parties, people in and out of his unit, leaving the front door to the building propped at all hours, domestic disputes - you name it. After several months, I sent my intention to break my lease (along with a 12 page long paper trail of noise complaints and disturbances acknowledged by Lori at Del Properties). Finally, they agreed to transfer my lease down the street to Congress Lofts. The first year there was also wonderful! Still love the building, the gym, patio, and location - BUT during the winter the patio above my living room started to cause a water leak directly above my couch. This continued on and initially I didnt realize the source. Another winter rolls around and I reach out to the the property manager. They kept asking for proof and gaslighting me saying its condensation from the windows and that I need to turn down the heat and turn up the fans after I got my insurance involved and broke my lease and cut my losses with a damaged couch and mattress due to the humidity of the unit I moved out. Rei, the property manager, did end up refunding me my last months rent and deposit which I did appreciate but it was still a MESS. Proceed with caution.
