I am a current resident at The Marshall. I lived here last year and recently signed another lease to live here next year. I have enjoyed living here and my willingness to stay should be indicative of what The Marshall has to offer. This building has proven to be very accommodating. It offers very clean facilities and rooms along with a communicative leasing office. It is also located in a very convenient spot in relation to the U of M campus. I would recommend living here if you are looking for a safe and comfortable housing option.

I am signed onto a lease for my final year of school at the University of Minnesota, and chose the Marshall again for several years. I lived here my sophomore year, and chose to go back. Pricing: The Marshall has competitive rates across the housing market especially for students. Unless you can find a house to live in at a cheaper price - which can be even more expensive at times depending on what energy, water, WiFi, and other bills you will be forced to pay and setup on your own - there arent many places that can compete with the Marshall. You can choose a newly renovated room at an extra $50/month, or you can choose a standard apartment that has been up-kept since the Marshalls construction. When I lived here, I paid my base rate and then added a maximum of $50/month for all of my included services like WiFi, gas, energy, and water. Ammenities: The Marshalls lobby (and study rooms) are some of my favorite places to study on campus. This was something that was completely remodeled this year, and provide couches, tables, or private rooms to students or others looking to get work done undisturbed. The computer lab also allows for leasers to print on their own - something that is scarce at any apartment around Dinkytown. Im going to be a senior here at the U; Ive done the research, compared costs, talked to students living at other places, visited other apartment complexes, I lived in a house this year, and there is a reason I will be going back to the Marshall next year. Ive advocated for the Marshall through and through and believe this is one of the best options for students looking to connect with a resident-community and live in the best our area has to offer. The staff here has been helpful throughout my time and I know will answer any questions, comments, concerns you may have.

As the guarantor of our child who lived at The Marshall, I cannot express enough how impressed we were with the friendliness, helpfulness, and competence of all the Community Advisors working there who are students at the U. They are ready to help and able to answer all your questions. This shows excellent leadership and expectations, so it didnt come as a surprise when we spoke with the Property Manager who patiently guided us through all the contract/billing questions we needed answered upon terminating our childs stay there. The Marshall is a clean building with various amenities and in an ideal location; however, our favorite thing about it was the people working there!

Encountered an extremely rude security staff. I understand security concerns, but to force every guest to identify why they are there who they know, how long, etc EVERY TIME you go in the elevator (even with a key fob) is too much. Heard a security officer cuss out other students because they walked by too fast.

DO NOT LIVE HERE. The Marshall Apartments will take advantage of you and all students. I would not under any circumstances advise anyone to live here, not even my worst enemy. After moving out, they charged me a ridiculous move-out fee. This included basic maintenance charges for things like cleaning vents, outlets, a double charge for paint touch-ups, toilet cleaning etc. I wanted to discuss these charges and I immediately tried to contact them and their insurance organization by the name of Greystar. I sent countless emails and left voicemails. The only time I heard back was from a Greystar agent that left a voicemail stating my account was frozen and he could not discuss any details with me. I never heard back again after reaching out countless times. THEN THEY SENT ME TO COLLECTIONS. I once again reached out and after finally getting a hold of the Marshall, they agreed to remove half of those charges. So I was sent to collections before my account numbers were even finalized. This is completely unfair and the fact that they immediately removed those charges once I was finally able to get them on the phone shows that I should not have even been charged in the first place. This place and Greystar will take advantage of you. DO NOT RENT HERE.
