Please vet your particular property very well, because they are very hands off in some areas and very much by the book in others. Choose wisely, do your homework...

I was a tenant under Heath Properties 2 years ago. First things first, yes all management properties have bad reviews. However, this management is the absolute worst that I am here 2 years later writing my first ever review about a management property (and Ive moved quite a bit over the years). The move out process was a massive headache and a scam. They have tight rules for moving out including an offensively expensive fee for each minute that youre outside the move-out time frame. Furthermore, despite hiring cleaners (which was required), the management proceeded to deduct almost half the money from my security deposit, blaming me for missing 2 gas stove plates, leaving the apartment unclean, and for patches of paint that had existed prior to me moving in. None of these were true because I had hired cleaners and I had bought 4 new gas stoves to replace the old ones. It turns out that while my parents were cleaning the apartment before the cleaners came (I was out during that time), a random man strolled into the unit and took 2 of the new stove gas plates. My parents were very confused but they assumed that the man was doing his job and because of the language barrier, they just watched him as he was walked in and out. I immediately emailed the management the day of, knowing that this could be held against me. Lo and behold, despite the email I had sent, they deducted from my security deposit for the missing plates. I eventually fought them and sent pictures of a clean stove and apartment and receipts of the plates I had bought. They did give a portion of my money back, but they replied with a picture saying that the stove was dirty with crumbs and that that was why they deducted money in the first place. If you look at the pictures of the stove top that I sent and that they sent, they are in completely different conditions. Im convinced that the man that stole the plates secretly took pictures of the apartment that hadnt been cleaned yet and the management used those pictures to count it against me. The pictures that I took after all the cleaning was done was spotless with no crumbs. Either that or they use old pictures of dirty units to scam people with their security deposit. I cannot believe the lengths that they went through to scam me from my security deposit and I still dont understand why a random man was allowed to walk into my unit, steal things, and take pictures of my apartment before Ive moved out. I am pretty level-headed and I do not normally write reviews but YOU MUST AVOID THIS MANAGEMENT AT ALL COSTS.

Update: 9/10/2023 Management is unable/unwilling to manage trash at their S Huntington properties. Huge overfilled dumpsters with waste on ground. Rodents galore. Specific location 55 S Huntington Alley. This is a chronic issue. The property has been receiving daily $100 citations. But that has not been enough for them to get their act together. Their other property, 28 S Huntington has disgusting caked on trash on the front sidewalk for weeks. Terrible neighbor. Poorly managed trashy properties. They are boosting rodent levels in the neighborhood. Im livid. Update: Management was able to handle waste management issue @ 30 S Huntington with the urgency it deserved. Well done Elijah and Josh.
