    I applied for a home in Odenton, MD. I was told by the employee Brie that is handling my application that I qualify in every area but she doesnt want to approve my application. Im being told by her that she dont want to approve it until she knows that housing will actually make the payments. That makes no sense! Ive sent her over all the documents from housing showing that its affordable by BRHP and they approve the rent payment amount, Ive also emailed her multiple times after with no response. I am beginning to feel discriminated against for either one or two reasons. Im not sure if its due to me being a voucher holder or what but if I meet all the rental qualifications what is actually stopping me from being approved for the home? Could someone please reach out to me with answers or find someone else to handle my application. It has now been close to a month and its a major setback.

    Edited to contain less inflammatory language. I had a difficult experience working with Three Pillars from 6/19 to 12/22. Unfortunately, I should have parted ways with them a year earlier than I did. Three Pillars is not reliable, and therefore, their advice, most contractors, and 50% of tenants they evaluate are also subpar. Every repair or coordination activity they did ended up with a problem, and I had to find out what went wrong. When it comes to repairs, Jeremy (Three Pillars' handyman) has done four toilet and line reconnections for me, which have leaked. Unfortunately, I had to pay for the first mistake which cost 1K in ceiling damages, not the 2nd, but I did pay for the third mistake and fourth mistakes. At another property, I paid for him to do multiple gas line tests, because the tenant was complaining about smelling gas occasionally, could never find the leak until the tenant got fed up and smartly called BGE to inspect. Many other costly repair mishaps as well. I also received multiple phone calls telling me that 95% of jobs needed to be rescheduled, and only a handful of jobs were completed on time in the 3.5 years I worked with him. Brie, an admin, is also unreliable and did worse work than Jeremy. Written requests for tenants to be billed water were ignored, and lease renewals for water chargebacks were changed without my consent, leaving me liable for water bills. Multiple other requests to do work were also ignored. I found it frustrating that despite the difficulties in dealing with the management, the work was consistently subpar. In the end, I had to switch to a different property management company, but similar to every other previous task there was going to be an issue as well. It took a month of emails to get Alyssa, the owner, to understand the arithmetic of giving back security deposits. Her lack of business systems and keeping incompetent staff around will continue to upset more customers. Overall, I had a terrible experience with this company, and I do not recommend them. Their incompetence will leave you broke or in bad shape. Response: Alyssa, your proving my points in a way, I wish you were the one to drop me, would have saved me the month of notice I had to give. In the end, you couldnt keep me compliant or do repairs in a timely fashion and I had to move to a mgmt company that did keep me compliant. Same issue LC Hodges had (see review & #3), I don't know how many others will need to repeatedly tell you the same issues before you listen.

    Very bad experience with Brie and Jeremy at Three Pillars. We were renters for 3 years (never missed one payment, never broke anything or damaged anything). We were given not even a one month notice to evacuate as she claimed the owner wanted to sell the property (which was probably a lie because not one person came to see the home for buying purposes). We had to rush to purchase a home in the span of a month, and I was 8 months pregnant at the time hauling and moving boxes. There was really no consideration or compassion even though we were ideal tenants (even during covid when people didnt pay their rent). After moving out and buying our own home, Brie all of a sudden put the property back up for rent and claimed the owner changed his mind. During our moving out inspection there was regular wear and tear and nothing major however they kept almost all of our security deposit. They dont even have a professional handyman, its just Jeremy doing the modifications and pocketing the money. Anyways renters beware and be informed of your rights if this ever happens to you.

Unfortunately, we had a voucher older tenant approved. This person had good credit and steady income. We are unable to deny someone based on being a voucher holder. Many vets who are disabled are voucher holders and we would not dream of denying them housing.You did not want to move forward with this tenant.Our property manager who has worked tirelessly on getting your property rented since September had a family emergency and explained that she was out of the office but was waiting for housing to send paperwork. One day before she returned to work, housing sent paperwork and you denied the tenant. Because of this we charged you a leasing fee as we been working on renting this unit for several months.

Matt,I’m disappointed that you provided this review after we managed your property for years. You wouldn’t continue with a company if services were bad. You wanted us to do things that were against the law- as such you decided to go to another property management company. And that is completely fine and what was needed as we are strict on following laws and regulations.In the years we managed your homes we have only had 1 issue tenant that stopped paying rent during the pandemic, and another who became a concerned tenant after realizing your property wasn’t licensed and inspected. I’m confused how this is 50% of terrible tenants when we have placed 11 tenants for 4 properties 2 of which are 3 unit apartments. If you had gotten a rental license like you are supposed to in Baltimore city the 2nd tenant would have lived in the unit happily. In regards to repairs owners are responsible for all repairs. You stated repairs were messed up and you had to have them redone please elaborate as I was not aware of this, if it is as bad you say why didn’t you notify anyone immediately. As for the dryer the company you bought the dryer from rescheduled multiple times and came out multiple times before finding the issue. We then sent an electrician out to fix the issue and had it done asap. On to Brie she told you multiple times you could not charge tenants for water unless there was a separate meter. If you make a tenant pay for a utility you have to have a way to show them how much they use otherwise it’s illegal and you and any property management can be sued. All tenants who were legally allowed to be charged for water were charged. As for calling and complaining please let me know what you are taking about?? I’m sorry if you feel when she let you know why something isn’t able to be done with your property you feel its complaining when we are simply letting you know what is going on with your property. You wanted to be involved with every aspect of what happened, if you had chose to be hands off we wouldn’t contact you as much. Due to you not always paying repair cost thru your portal and paying directly to maintenance- which we do not allow- it was difficult for accounting to review your file as there were payments made outside of your portal for work that was done. You did this because you did not want to keep a reserves and when there was work that needed to be done we had to wait for your payment to clear. In the emergency situations, you did not want to wait and you used cash app to pay maintenance to make the repair.
