Joan Lord has been my rental agent for nearly a decade. In recent years, she has become negligent at both making visits to the property to ascertain the level of maintenance by tenants and also in timely depositing of rent checks to my account. She has been in arrears for months at a time, owing me thousands of dollars, and has also neglected making regular visits to my two properties, allowing the tenants to destroy the buildings and yard, to the net effect of thousands of dollars in damages! She takes weeks to return emails, texts, or voice messages, at times, and generally only provides an excuse, and not a solution to the problem! I have NEVER experienced such incompetence in a licensed individual, and a formal complaint has been filed with the appropriate state regulatory agency!

I have had Joan Lord as a property manager for eight years, and I should personally be committed for not replacing her sooner.  She has consistently been late at returning calls and emails, and negligent in maintaining the properties to minimal standards.  I had multiple personal circumstances that prevented me from actively managing two rentals.  Earlier this year I was finally able to become more involved.  I found that Joan had not been checking on my properties at least twice a year, as she had stated in the initial agreement.  My properties had broken plumbing, trash and feces in the yard that made it look like a dump!  There were thousands of dollars of repairs needed to bring the properties up to par.  The rental checks are often not deposited into my bank account for two or three months at a time, and occasionally even longer.  I receive no communications when the places are empty and when repairs are needed.  I will send two, three or more emails and/or leave voice mail before ever getting a response.  I have requested entry and inspections on numerous occasions and am generally met with an excuse as to why the day or time won't work (generally at the last minute), or I get NO response to my requests until well past the time I had desired for the site visits.  I have a tenant that was over four months behind in rent, and Joan had not yet begun eviction proceedings, despite the fact that this had occurred previously!!!!  I have NEVER experienced a more incompetent excuse for ANY profession than I have with Horizon Realty's Joan Lord!
