    We rented a house in the Willard Beach neighborhood of South Portland and it was one of our favorite vacations ever. We had a second floor porch with ocean views, the house had so much character and everything we needed for our stay with young children. We walked to ice cream and the playground, plus the best bakery! We are so grateful for our stay in Maine and will definitely use Apex again!

    I work in the luxury travel industry and never have I had a private home rental that exceeded my expectations more than the property I rented through Apex. Apex has redefined hospitality! From live lobsters delivered to our dock, to the perfectly appointed home... I was blown away.

    We extended the contract on the understanding there would be flexibility, so were surprised by a request for $ 3350 to terminate at the end of the original 6 month lease. We were surprised as there was no provision for this in the lease nor in Maine law. Another tenant was lined up, Apex tried to block the tenant until we paid $ 3350. This fee included $ 1950 of agents fees (a double dip - Apex would charge this again with respect to the new tenant), a $ 250 credit check on the new tenant and $ 1250 rent shortage. The dispute was inflamed by lengthy late night emails from Chris at Apex. On legal advice we declined to pay the spurious charges as they had no basis in contract nor Maine law. Fortunately, Apex pulled this stunt prior to our last months rent going out hence we remained in control of our money. We paid the rent difference, we paid for cleaning, we left the property in excellent condition. I would recommend to avoid Apex as a landlord or as a renter. If you have to rent from them, don't set up automated rent payments. Don't expect resolution of issues in the property. If you're a landlord, you should think carefully about the losses you could incur if your tenants depart on acrimonious terms due to provocation by your agent. And they charge you 20% for this! I'd heard that Apex had repeated their poor behaviour recently with a friend of a friend so thought I'd paste the legal advice I received below. Whilst I could rebut the snide response to my earlier review, I care not! Legal opinion to me as follows: (1) You wrote that Apex is "refusing to release us from the lease and to proceed with the new tenant unless we pay [Apex's management fees] and Februarys rent." This would violate the landlord's obligation to mitigate damages under Maine state law, specifically, 14 M.R.S. section 6010-A. If the landlord has a new tenant who is willing to sign a lease effective as soon as you vacate the property, but refuses to rent the property for some reason, you are not responsible for the lost rent that the landlord could have received had he rented to the new tenant. (2) As you no doubt already understand, the management fees charged by Apex to your landlord are not your responsibility, unless a provision in the lease states otherwise. The fact that they are attempting to recoup these fees from you and threatening to scuttle the new tenant if you refuse to pay appears to me to violate 14 M.R.S. section 6010-A. (3) Moreover, this management fee business sounds like a de facto early termination fee. Maine state courts have in the past enjoined landlords from charging tenants who quit their apartment before their lease had expired an early termination fee even though the apartment was immediately re-rented and the landlord suffered little or no loss of rent. See Maine v. Port Property Management (DV-08-138)

Apex entered into a contract with you for a set term based on your needs. Once a lease is signed that is the term to be honored by both the landlord and tenant. There is no "flexibility" in this term as we are not authorized to offer that flexibility. During your lease term you found the property very nice and our team responded quickly and professionally to all your needs. When you reached out to us to depart the property early at a difficult time of year we were able to find a suitable replacement tenant. There are fees due to terminate a lease early but that being said we assumed you would be happy with the situation rather than having to pay rent for a house that would be sitting empty. We attempted to reach you numerous times by phone to discuss the situation but rather than have a conversation you would prefer to take to social media platforms to air your grievances. We also shut off your auto pay per your request despite a contract requiring the contrary as we have no desire to collect rent when there is a dispute and wished to work thru this with you amicably. We simply wish you had reached out to have a conversation and we believe this entire situation could have been avoided. We enjoyed having you as a tenant Mike, and are sorry to see that this ended poorly.
