I can only speak on my experience living here since May 2020. I could not disagree more with the one bad review. It may be older (compared to complexes around BR owned by management companies) but the HOA does a *great* job at maintaining it. Never seen any sidewalk stains, trash schute will occasionally get full the night before the trash truck comes (to say there is trash all over the parking lot is an exaggeration), there are sconces around the buildings at night, have never noticed any type of smell. The gate does malfunction & stay open every now and then, but the turnaround time to fix has always been quick and to be frank even the newer complexes I have lived in come upon intermittent gate issues. Again, the HOA is definitely on top of not only the upkeep but also calling residents' attention when they're being noisy or not following trash/common area/unit maintenance etiquette. I used to live at the High Grove (lux apartments in BR) and I prefer this one to that 100%. The location cannot be beat. There are so many fun restaurants and places to go to nearby whilst still being nestled inside the garden district, right next to City Park, Dog Park, LSU, the Lakes. Both the tree courtyard & pool are great & neighbors are so friendly. As far as the units inside, it will depend on how the particular owner has maintained it. I've been lucky to have a beautifully kept one.

Only giving it one star because they fooled us with the updated layout of the apartment. This is the worst place I have lived in my entire life. The walls are so thin you can hear your neighbors entire conversations, the management is non-existent, every single appliance has broken at least one time (some more than once) over the past two years, and parking close to your own apartment is almost impossible. Since the first day we moved in this place has been INFESTED with roaches, gnats, bees, ladybugs, and now an unidentifiable black ant-like bug. Even the pool is full of bugs and disgusting during the summer. There is a whole structure built as a walkway that is literally falling apart every day and is unsafe to step on. The rent is so high for a place that has extremely limited space and storage and it is not a comfortable place to live. Anyone who gave these apartments a good rating must have been paid to do so or had a gun against their head. The literal ONLY good aspect about this place is the location and the price for how awful the apartment is is not worth it in the end. Please save yourself the time and dont even consider looking at these apartments unless you want to live in the conditions I mentioned above.
