Final update 4/7/24: The day we moved out there was a shooting in the parking lot and their cleaners stole our packages from the hallway. I cannot tell you how happy I am to be out of this place. Please do yourself a favor and find somewhere else. This place is run down, moldy, full of crime and drugs, and massively overpriced. Run.
Update 2/18/24: Having to move due to mold that the management refuses to fix. Roof leaked twice and the 2nd bedroom reeks of rotting mold but because it's likely under the carpet, they won't fix it. Not up to code and someone had to call the county on them due to fire hazards. Be aware how many of these reviews are fake to bolster their numbers. This property is not at all worth the high price they're trying to charge. Good luck if you ignore the bad reviews.
LISTEN TO THE BAD REVIEWS. Trust me, you'll regret it if you don't. The new management Ardizzone Group are the WORST. RUN! UPDATE: Rent raised an additional $200/month. Notice the good reviews are NOT from residents. Listen to the people who have lived here not someone who just toured. Don't fall for the lies.
Constantly loud. All the time. Between neighbors, shootings, construction, and the new owners removing all sound barriers of trees between the complex and Binford running right behind us, you will never know when you will be able to sleep. The issues were so persistent that we had to escalate to writing formal letter complaints and contacting lawyers about tenant rights when nothing was done about neighbors.
The constant, unending construction has made it so I have not been able to sleep past 7am in 6 months. Jackhammers, backhoes, and construction equipment pounding 10 feet outside my bedroom window for the last 6 months. Before that, for about a year, it was the complex doing interior renovations beating on our walls every day starting at 8am.
Additionally, there is a lot of drug dealing in the complex. 4 am drop offs, people banging doors and getting into fights. The domestic violence was off the scale. Neighbors having nightly fist fights bouncing off our shared walls, music vibrating our bedroom walls at full volume any time of night, shared hallways so thick with weed smoke that if you hung out long enough you'd get a contact high. It's a bit like living in the backroom of a seedy bar.
And all of this you will pay obscenely over-priced rent. We are in a 2 bedroom that went from $850 when we moved in to a gouging of $1100 (utilities not included) by the new owners. They are attempting to gentrify the neighborhood and draw in rich white people from Broad Ripple, so they put a fresh coat of paint on the place and are trying to sell it as 'so-bro' luxury apartments.
Meanwhile, the electrical is so flimsy and dangerous that if you turn on the oven, all the lights in the house flicker and dim. The 'new windows' they installed started falling apart and seals coming off a couple months after installation. The 'new slider' leaks so bad without insulation around it that you can plan for your guest room to hit 50 degrees in the winter even with the heat blasting and sap you for heating costs.
This neighborhood used to be nice and still affordable. Now it's declining and the prices are off the charts. A ton of cosmetic updates without the foundation to make it worth the costs. Even running things at low rates, the utilities will be an additional $200 minimum on top of your already far too high rent.
The owners are fond of saying 'this is comparable market rate', but what they don't tell you is that they own so many of the properties that it's a monopolistic situation where they are 'competing' with all of their own properties. The market rate is a scam. Plan to be scammed a lot by these owners. A lot of false promises, hidden fees, intimidation tactics, dismissive office staff, and exploitation of residents for profit.
