Overall a good experience. Amenities are ok. The gym is very small but works alright. Maintenance has been amazing. When I had a serious problem the staff was on top of it, although for lesser issues I waited quite some time. Included furniture is a plus. Small apartment overall, but do you really need to live in luxury for your college years?

Very disappointed based on my experience with Reserve on Third. There have been numerous instances where management has failed me and my roommates resulting in the loss of belongings/ things with monetary value. We have experienced a broken fridge, no measurements were taken to ensure we had a cold space to keep food, and this ultimately resulted in the loss of over 90% of our food. When asking for a maintenance request, maintenance and management both failed to inform me or any of the other residents that changing a lightbulb is a $30 fee onto your resident portal. When bringing up this issue to management, because the lightbulb doesnt even match the rest of the lightbulbs, I was belittled. Not only that, but management also diverted the conversation to the fact that my roommate has a cat, which has nothing to do with me, in order to distract from the actual ongoing issue. The utter disrespect of privacy from both maintenance and management is the biggest issue I have had living here. Employees will knock once and then come into your living space without question. I have lived other places during my four years of college with much more respect for their residents.

Lived here for 3 months. Do not rent here. The actual apartments are horrible compared to the units they use for show. Was promised a shuttle service to campus which never works or has been shut down entirely. My air conditioning went out during a very intense heat wave in August and it wasnt fixed for 2 weeks. The heat in the apartment was unbearable. And although they gave us a portable air conditioner after a few days, it ended up tripling our electric bill. A few weeks later our dryer broke and it took a full 7 weeks, multiple maintenance requests, and multiple phone calls for it to be replaced. The apartments and the buildings are disgusting. Its obvious that they are not cleaned whatsoever in between tenants. I also lost my set of keys for the apartment and had to pay $25 for each key I need replaced. This is a total charge of $75 for a set of keys that definitely does not cost even close to that to replace. Not to mention the fact that there is mold everywhere its inescapable. The fan in my bathroom doesnt work and theres absolutely zero airflow in the rest of the apartment. The bathroom and the kitchen are just full of mold. In all, this place is covered in false advertising and is one of the worst choices you could make to live in.

Save yourself and do not live here at all. Ive been a tenant since August 2021 and things were okay, but they quickly (and drastically) went downhill. In the summer of 2022 and 2023, the air conditioning went out in my apartment. It took them 3+ months and multiple maintenance requests to finally fix it. They had to get a professional company to replace the entire thing. My apartment had an issue with the dryer not drying clothing, and every maintenance request was marked completed even though it wasnt fixed. Not to mention, it takes maintenance forever to fix things, and maintenance people come with no warning besides a knock and have no official uniform. You will also be charged for every little thing, even though it wasnt your fault. They charge $25 for a lightbulb that goes out but dont replace it. Theyll also charge you for damages that were already there when moving in. Upon move-in, the place was disgusting and not cleaned at all. The window screen in my room was out of the window and on the floor. Now for the situation that made me write this review: I registered my cat back in January 2022, signed the pet addendum, submitted all the forms and payments, and had no issue until now. I looked at my account and saw $170 worth of charges - 4 $25 installments of pet rent and $70 in late fees. I was unaware of the changes in policy regarding a monthly pet fee - there was no mention in my lease for 2023-2024 or the pet addendum that I signed in January 2022. The fees showed on my account all at once rather than monthly, yet they refused to drop the $70 late fee and monthly pet rent charges, even though it wasnt my fault. Apparently, they changed the policy for the 2023-2024 year, but they never sent an updated addendum to sign. Instead, they blamed it on me for not sending in updated vet records and coerced me to pay the $170 because they could charge me $250 for having an unregistered pet. They also said that I am required to re-register my pet every year, but there is no mention of this in the lease or addendum. This place claims to be pet-friendly but they are anything but. I had to move my cat out of my apartment for the rest of my lease because of these unjust charges. This place is absolutely awful. I would cancel the rest of my lease and move out if they didnt make you continue to pay monthly rent until the end of the lease. Save yourself the trouble and dont move here.
