A House on a Little Farm on Google

image I called and left two messages as I was interested in a rental. Two weeks later and I have not received a call back. I couldnt imagine being an actual tenant. Zero customer service.

image Terrible. Any little repair, they find a way to charge you for. Even an electrical outlet malfunctioning. When you move out, no matter how much you put into the property (I matched and repainted the interior since the walls were polka dotted with patches when I moved in AND I gave them a fridge since it didn't come with one) they blame you for every pre-existing damage no matter what proof you have. (Pictures at move in etc) Worst management company I have ever dealt with. I can not stress enough... Rent through someone else. Im a military wife so I have moved a lot. My goal is to leave a property better off than I arrived. These people are just $ hungry. I've never experienced this level of greed before. Say goodbye to your deposit

Hi Joy, I'm sorry you feel you were not treated fairly. It took me a little while to find your information, as your last name has changed. In the last 2 1/2 years we have made numerous changes in our policy and work with tenants to create a positive relationship. At your move out in 2022, you were not charged for an outlet or painting. You were charged for carpet since there was so much pet urine damage, the company that had to pull the carpet out had to wear a full body suit and face mask due to the severity of the smell from your animals urine. This was discussed with you in detail. When a tenant's animal(s) damage any part of a home, we expect a responsible pet owner to pay for those damages as agreed to in their animal agreement. All communications I had with you were in a professional and respectful manner.Any charges that were on your deposit statement were actual charges, we DO NOT benefit from any invoice we pay. There are property management companies out there that "mark-up" vendor invoices, we are not one of them. We don't make any money off maintenance so it would be a false statement on your end that we are "money hungry". Aaron was 100% honest, professional, and very helpful with getting me the information I was requesting on income requirements.
Not combining mine and my significant others income because we arent legally married is a problem, considering we have been together 16 years, we have excellent credit, great rental history, clean, peaceful tenants. To deny combining income due to lack of a marriage license is unreasonable and in the 16 years we have been together with 3 sons, we have never had a property management company deny combining income. To be honest it was clearly a blessing in disguise and truly the managements loss, as we could have been great tenants. As for Carol, she needs to retire.. she is so unpleasantly rude and cannot answer simple questions. She should never answer the phone for your company. She would not tell me how much income is required to qualify. Carol only kept saying you need to fill out an application, all the information is on the application. Which I find to be unprofessional and shady. It is so apparent this company is not a good company to rent from based on countless terrible reviews. Not to mention the passive aggressive responses to all the bad reviews is not a good look.
I would also recommend cleaning up the dirty diapers on floor, rotten banana, dog poo, and the rest of the filth before showing that home again.

Hi Becky! I showed you a unit yesterday that you rescheduled from Monday. So why the one star? Was it something I did? Was it the fact that we would not combine your income, because your not married? I was trying to be upfront as we had a problem recently and I have trying to let everyone know. No point in getting your hopes up, spending money on applications and the time spent filling them out on something you might not qualify for. I did offer to see if we had anything else that would work and you declined my offer. It was nice to met you yesterday and I am sorry we could not accommodate the combining of income. You are more then welcome to call our office and talk to our manager, if you would like to discuss it and the reason why. We are open Monday thru Friday 9am to 4pm. Thank you,Aaron

image $100 mistake applying to this property management company.
I hope that someone else can learn from my mistake and know the things that I wish I could have been told before wasting my time and money on an application with Idaho land lords.
Attached are my email correspondence, attempting to be explain how I felt important information was withheld and miscommunicated resulting in my $100 mistake.
My fianc and I submitted an application for
13947 Lauren Loop in Rathdrum on Tuesday afternoon. My fianc received a call Wednesday morning informing him that we would not be approved due to the fact that individually, our incomes were not 2.5x the monthly rent. We were surprised to learn for the first time that INDIVIDUALLY 2.5x the rent was required instead of the 30% JOINT-household income that we have meeting at other rental agencies.
I am currently making $24.50 an hour and working 40 hours a week. My fiance is making $17.50 working 40 hours a week. We were told our incomes would not be considered jointly. We were told, individually, we would both need to be making 2.5x $1395. Jointly, we are bringing home ~$5000, which is 3.5 the monthly rent of $1395.
The reason I believe we should not have been charged the $100 application fee is due to the fact that it was not stated anywhere that Idaho Land Lords would not consider our incomes jointly. We were informed of think after the fact, after we handed over the $100. It is also not stated that this company requires 50% of your income for rent instead of the standard 30%. If these facts were stated beforehand, we would have not bothered applying.
A simple refund would have been plenty to suffice and I dont think it is too much to ask for. However, here we are. I cant speak on how this company operates as landlords, but I definitely wish that I would have kept scrolling when considering their properties.

I understand how difficult it is to have to pay numerous application fees, they definitely add up. I would recommend going forward that you check your income against the cost of the rent. Almost every person/company will want to see that your income is at least 50% more than the rent, otherwise you can't afford your other bills, such as a car payment, auto insurance, utility bills, food and other basic needs. I understand your disappointment and we would have loved to qualify you to be our tenant, however, it clearly states in the Application approval criteria, "• Income- 30% of NET towards rent - not including over time or bonuses"The application fee pays for the time and resources used in processing the application, if we refunded application fees, the person would essentially be working for free, I don't believe you or anyone else would be willing to do that. image Terrible customer service, no refunds is ridiculous when they do not include all of their true requirements. My fiance and I applied thinking they would consider household income, our rental history and maybe have good luck getting into a place. When we had put in the application Tuesday towards the time of them closing we were hopeful, just to receive a call around 9am the following morning saying we would not qualify and the reason was youre income is not enough. The place we applied for costs ~1400$, we make a household income of ~5000$ monthly which exceeds the required 30% that most (including them as stated in their application) require to meet the income portion. With such a short period of time to consider us and wrongfully tell us we dont make enough, we felt it was appropriate to ask for a refund. When we emailed them regarding this they became passive aggressive and didnt even check what they were telling us was true. They claimed neither of us had rental history after telling us they pulled up our applications, which is not true we had rented for a year from happy home rentals, and also that they would consider our income jointly but we didnt meet the apparently new income requirement of 50% when we can confidently say we make 350% jointly of the requirements. DO NOT APPLY THROUGH THEM, trust the reviews and their 2 star rating.

I have responded to you and your fiancé, Chloe, promptly and professionally, explaining the details listed regarding the decline of your applications. It clearly states on the 2nd page of the application labeled as, "Application approval criteria", where it clearly explains income requirements and that we do not combine incomes in unmarried or roommate situations. The proof of income did not show the amount you are stating in this review, we can only go by the information provided. To avoid publicly revealing your personal information I welcome you to give me a call if you would like to discuss this. All communication with your fiancé was professional, which I will address in her review. We understand that it starts getting expensive when paying for application fees, so I did make a suggestion to Chloe to make sure that your income is at least 50% more than the rent (I did not state that is our requirement), the threshold varies depending on the management company you are applying with. Our office hours are 9 a.m. - 4 p.m. Mon.-Fri., however, we have upper management that addresses items after hours and as early as 5 a.m. on any given day, which includes processing of applications.Kind Regards,Melanie
