image Im not a fan of management companies in general, but I felt the need to leave a 5 star review for Tess David who is our representative at Breckenridge in Loganville. Her communication skills have been outstanding. She always returns phone calls and emails in a timely fashion and has been very friendly & helpful. She is a great addition to Liberty Management! Thank you Tess!

image They don't check their emails. I sent a follow up regarding a violation, they never responded and they sent us a fine notice anyways.

We are so sorry that you are experiencing difficulties. Please check your spam regarding our communications as we typically address customer concerns within 24 hours. You are also welcome to call the violations department as noted on the letter, however fines are not placed on the accounts unless 2 notices are sent, therefore it may be that you did not follow what the first letter stated, the second letter was send 30 later and you had 10 days to respond. Your community documents does provide the process that is required to be followed. Please reach out to your community manager or the violations department, of which is also provided in the letter that was sent.

image Worst experience with a property management company. They are nothing more than a glorified, fictious debt collector who continuously harasses home owners with nonsensical claims of violations and refuses to respond to messages. If your respective HOA hired these clowns be prepared for a barrage of useless emails and letters regarding placement of garbage cans and complaints if your garage is not repainted every month. Waste of time, money and effort.

We are sorry that you feel this way, however as residing in an association, you had agreed to the rules of the association per the community documents and as established by the elected board, your neighbors. As such, we were hired to yes, assist in collecting what is owed to the association as well as enforcing the violations as you had described. In most associations, the trash cans are not to be visible from the roadways and yes, if you need to paint the property to keep the asthetics and valued up in the community and so that your neighbors also wish to make sure you are not adding the lowering of the values, then you are correct, we are performing our duties as hired by your association. The violation letters state to email [email protected] or upload a picture of the violation resolved, and the violation will be closed. The first notice never has a fine, therefore if you allow the violation to continue, depending on your documents, yes the violation will incur a fine or if you disagree, the directions are also in the 2nd letter and the time frame as provided by your community documents. The emails that you get is to ensure that you understand that there is a violations, as we know the post office is very delayed and we want to make sure that you get the notice in time to not allow your time frame to expire. Therefore as you may not realize, we are working to assist the homeowner so you have the due process time that you are afforded.Please make sure that you reach out to [email protected], thank you

As the association provides notices to the owners of the property to include a friendly notice and then a subsequent notice with also provide a way for the owner to state they do not agree and also upload a photo to show that the violation was correct, the owner was provided many notices. It is the owners responsibility to alert the tenant of the situation and the fine was issued to the owner. Therefore you may wish to reach out to your landlord regarding your disatisfaction of communication with them regarding this matter as the association does have an obligation to issue the warning and procedures before a fine is placed on the owners account.
