Terrible experience with this agency - would never use them. Not a fan on how they handle contract negotiations.

I worked with Ross Kotkin when looking for an apartment and he was terrible to work with. Imagine him as your typical nonchalant, greedy salesman. He barely responded throughout my whole application process, except when it was time to pay him of course, and when he did respond he was very curt. I ignored his poor attitude because he did have a nice property, or so I thought based on the pictures that were posted on his website. I eventually received my lease from Ross and in the lease it stated that a security deposit shouldn't be paid until a move-in inspection was completed, which has been my experience in the past when applying for apartments to live in. When I mentioned this to Ross he said that he didn't know what I was talking about and said that no one had ever asked him about that before. We went back and forth about this for a while, and he wouldn't let me see the apartment until the security deposit was paid. I continued through the process because the apartment is in a really great area in the city, so I let him strong-arm me out of my security deposit prior to completing the move in inspection. Prior to this I thought Ross was only the listing agent, but after paying the security deposit he informed me that he owned the property that the apartment was a part of. I finally was able to do the move in inspection and when I did the apartment had things broken, items from the previous tenant (even though my lease had already started by the time I was able to do the move in inspection), a roach in one of the rooms, a dead rat outside the apartment, and the people I thought were my neighbors said that they were visiting and Ross didn't tell me that he had an airbnb or something similar to that. At this point I decided to pay an early termination fee because my application experience was so poor. I would've hated to deal with such a conceited, inconsiderate person for a whole year! If my application experience was that poor, I couldn't imagine what it would be like if I had a serious issue that needed to be solved. Things ended up working out in my favor though as I was able to find a nicer apartment for cheaper with more amenities and much better management! If you do choose to work with Beacham, I'd make sure to avoid Ross if you can.
