    I had to move very last minute today. Ms.Durmash was amazing. She has such a loving personality that made me feel at home. I moved in on 2/10/2023 and I have loved the ambiance, neighbors, and management team. Happy to be here thanks to Ms.D for making it possible.

    Tamiko Calloway is horrible when I first moved into these apartments they were great but ever since she got into management everything has gone downhill I am going to contact corporate because all she cares about is saving face and not making this a good place to live.

    These apartments are TERRIBLE the leasing office doesnt care about its tenants, the gate is always broken, there has been multiple thefts my unit is falling apart. They dont help with anything. My friends car got broken into and they did not care they said get more security for your unit things like this happen all the time. what a disappointment

    I was a resident of this complex for over two years. Pros- First I would like to say the location is ideal for Atlanta being right on Peachtree. Pricing was reasonable considering other places near by (there may be a reason for that).Cons - I seen three different management take leadership throughout my stay. I had numerous leaks in my apartment and leaks from other apartments that came to my apartment. From my understanding the building and plumbing is old and that comes with it. Staff acted accordingly when I did have maintenance issues.However the quality of the work done always had me making more phones calls to solve the issue. One main problem was the tub in my apartment. There were cracks in the tub in two spots that leaked when I ran bath water. Management ordered for the tub to be refinishedX2 in instead of replacing the tub. This went on for atleast two months.The gate was always broke which is a security issue. My then girlfriends car was broken into once. There was also a couple weeks where there were gunshots outside in the residence. Police were notified and apparently (rumor) a resident shot in the air because he seen someone breaking in his car. The mailman was robbed once promoting residents to have to get mail at the local office. Lastly during the last week I was staying there there was a homicide (14 Jan 2023) in the complex adjacent to me.Long story short there was an altercation with a resident or friend of a resident while they had company. A suspect shot the individual multiple times and ran off. Parking is not ideal because there are a lot of non residents who take up the parking spots and even park on the side of the curbs. The garage can is too small for the complex and always overfilled. Residents who I assume were kicked out leave furniture and items too large for the dumpster outside of it which is an eyesore.Additionally I had an issue with the "renters benefit" that was perceived to be a replacement for renters insurance which is completely useless. The company that is presented during signing is called River Oak Risk.River Oak Risk is a "captive insurance management company" that benefits only them and Property Management. This program is touted as a rental insurance alternative that is added to your rent with no actual benefits. Property Management makes money from every tenant that agrees to utilize the captive insurance. "We often get asked how much owner-operators generate, and the answer is generally around $100 per year per unit in profit. If you own 5,000 units, that should equate to around $500,000 per year in profit."So at $14 a month, the apartment complex pocketed $100 the River Oak Risk pocketed $68 with absolutely no risk unless the apartment complex burnt up. The wording on their website sounds like a complex pyramid scheme using unnecessary jargon. When and if you call to inquire about a claim, you get the same response. To sum up, we are not an insurance company; however, we offer benefits with no actual benefits.Do yourself a favor and forgo any captive insurance program and stick with a licensed insurance company like USAA or Lemonade that is cheaper and has customer interest at hand.Finally, Brookwood Valley will charge you a $100 cleaning regardless of whether or not you cleaned the apartment or not. I attached pictures and video of what the apartment looked like when I left which was cleaner than when I came.
