I rented from St. James CPM over the course of better than 10 years for various properties. As my family size grew I had to find bigger places to live. Under St. James CPM and "Doc," we've rented single family apartment(s), and 1 full sized family home. He was always very prompt to answer the phone and return calls, and more importantly, he never dragged his feet when a repair was needed. In a couple of instances the dwelling's HVAC went out during the super hot Tallahassee summer. He had a repair person out there in a matter of a couple hours, not days. Also, regarding other repairs that needed to be done but I consider to be minor, his go-to handyman was always prompt, polite, and did good work. I'd recommend renting from St. James CPM, but keep in mind - abide by your lease. Pay your rent on time, don't let others live there that aren't on the application, and don't suddenly get a pet and not disclose it. If you do these things then you will 100% have ZERO issues with your landlord renting from anywhere, more or less St. James and "Doc."

My daughter and her roommates were looking to rent a property and were working with Doc to secure it. Being middle of the semester, they were hoping to rent closer to summer so Doc told them they had the first right to the property and when someone came along who wanted to rent it, he would let them know and they could have first dibs. The girls were willing to move in whenever because they loved the property. He had them submit a $150 non-refundable application package, which they did and then he promptly rented the property to another group who came along because the other group offered to pay in cash for the first 6 months. He asked the girls if they could pay in cash and being college students, of course, they could not do so. The other group DID NOT offer to pay more, just to pay in cash upfront. No, he did not refund that $150 that these ladies gave him in good faith that he would follow through on his word to them. My husband called him to ask him about the situation and Doc told him that the girls said they were not willing to move in right away which is completely NOT TRUE! He hung up the phone on my husband when he pointed out that the girls were willing to move in at any time. So unprofessional and rude!
