Proper-T Management Services

Beware, Beware of renting anything from Proper T management!!! For starters their accreditation with the Better Business Bureau was revoked from all the numerous complaints about repairs not being done in a timely and professional manner. I've been renting an apartment they manage on Ginger Drive. It's like living in Section 8 housing. Their are two buildings,with four apartments to each building. The apartments have mold and mildew ,and are in desperate need of being painted,which hasent been done in at least 8 yrs. The first floor apartments have tiny little so called decks ,which are all rotting and so are the railings. The many different property managers,I have had 3 different ones,in the 3 yrs I've been living here,have ALL seen this!! Nothing has been done. Their answer is put in a work order!?!? If they have all seen this why is it the responsibility of the tenant? The parking lot is pitch black with no lighting,they know about this too. When I moved in the apartment was disgusting. The walls had not been repainted before I moved in,and had scuff marks,and patched holes. The appliances were from the early 80s . No ice maker ,no garage disposal,and I had to hold the shelves up in the refrigerator with command hooks. On the plus side,the apartments are large. I think the managers hands are tied to some degree, because the person who owns these apartments doesn't want to spend one rent cent on this property,unless she absolutely has to!! Forrest and Amber are very nice people. The new manager a big NO.

For weeks I was trying to get information on a unit for rent. I called and only got voicemail and when someone did reach out they never responded to the message. And now the unit I was interested in is not available. Very unprofessional.

I moved out of Shephard St Apartments in January and no one can tell me where my deposit is and no one ever answers the phone. GIVE ME MY DEPOSIT PLEASE!!

This is by far the worst property management company in the area. I just submitted my 5th maintenance request this month for the same issue. They refuse to actually fix the problem, and instead, find temporary (and cheap) solutions that only last a day or two. Not to mention, they have never once answered the phone when I called. I have to leave a voicemail and wait days for them to respond. Do not use this company unless you want to a property manager that couldnt even manage a pre-school soccer game.
