    I have a friend who is a tenant through Jackson and they asked to have their cats teeth removed or face an eviction. Screw these guys. They may be a pet free environment, but don't make ridiculous suggestions such as teeth removal. What if tenants actually went through with it?

    This place owns Caverns RV resort in Marianna, FL. Please take caution in renting from this business. We have reported the issues at r the RV resort with no response and no changes. Its toxic and they do not stand by any agreement. Get anything in writing!

    I am wrapping up a lease soon with JP as I am graduating, but I live in a JP house and have for 2 years. I can say I had a pretty great experience here. If you're a normal tenant, you shouldn't have issues. It's not perfect, but my roommates and I liked it! Pros: - very close to campus, 5 min drive, perfect location for football games as Doak is in walking distance - We had a LOT of space. Our property had a surprisingly large kitchen, backyard, and bathroom. - Maintenance issues handled VERY quickly, as long as you called the office. Submitting through the portal didn't really get it moving - Leasing office agents were very nice. They are usually students (and they seem to stay long term). Brian, our landlord, is a pleasure always. very funny guy - Lots of snacks in the office, they try to throw events for residents every once in a while to come in and get food. - We had one emergency maintenance issue happen during business hours and they came out and fixed it quickly. Honestly so minor I forgot to include it at first Cons: - Parking was weird at our specific property and you can't park on grass. - Appliances are a little old - however they are good about replacing them if they break. You will get charged for replacements if it is consistently broken or the issue is your fault - This isn't like those $900+ per person apartments with the luxury updated look, but it's a place that will work for you if you're financially responsible or independent like I was - No pets, even though the house is uncarpeted and unfurnished. Very strict about it in the lease too. Kind of grey areas: - Bugs and pests were rare, really depends on your cleanliness level - when my roommates let the dishes in the sink pile up you might find one or two. This is Florida, pests are unavoidable. - We have some mold, however my roommates and I were not proactive in handling it and we didn't report it. It's just another Florida thing. hasn't really affected us - This is in the lease, so you can't fight it: management can come and go with very little notice. It wasn't often, and usually was for maintenance, but they aren't the best about notifying residents when showing up. That means waking up to knocks and having maybe 15 mins to get ready for interested tenants to tour your house (if you're not renewing). - Rent seems to be going up but still a better deal compared to most apartments around the campus area - May have other issues depending on where exactly the property is. Ours was in a great location I was kind of surprised to see bad reviews, JP was not perfect but my roommates and I all agreed that living at a JP house for more than just a year is 100% best living experience attending FSU. It was the best decision cost-wise, and we recommend to all of our friends to rent with JP - thanks for giving us a place to live that was not an awful experience
